appraisal 的报告出来了,比买价低,银行只贷款appraisal的价格。请问有经验的同
学,我们可以要求卖家match这个价格吗?如果他不同意,我们如果决定不买,在法律
上有问题吗?
我看我们签订的合同是说 this contact is contingent on buyer's ability to
obtain a conventional mortgage loan. 但是如果卖家说我们在银行有足够的存款可
以付清这个差价怎么办?

凭什么要你付超过20%的首付,钱还有别的用途呢。。。只要银行只贷款APPRSISAL的价
格,不贷款给你SELLING PRICE,可以用MORTGAGE CONTINGENT。

I think it depends on how you like the house. If you think it's just the
house you want, you may try to put in more downpay. If you think it's one of
the houses you would like to buy, you may try to bargain with the seller to
see if they can lower down the price. I dont see any problem with walking
away from the sale if you are still within 17 days escrow opening (just
learned it from my agent, anybody corrects me if this is wrong). But you can
't get your money paid for appraisal back.

My Agent told me I have 17 days do to all inspections, appraisal, locking a
loan, etc, after my offer is approved by the lender. I can even walk away
during this period. Of course I've to pay the cost for doing those but my
earnest money wont be taken away. Just contact your agent and tell her/him
you are not interested in the house any more. Maybe email her/him too so you
'll have some written records.

先谢谢你的回复。可是银行决定贷款的时候已经过了17天了。如果贷款有问题,和卖家
又谈不拢的话,我还是可以不买的吧。

Loan contingency也是有期限的啊(通常17天)。难道你拿到appraisal时17天已经过
了?如果是,估计deposit是拿不回来了。(我的理解,大虾们纠正)

不要吓唬人,deposit没有那么容易被拿走。

没有想到要写这个在合同上,不过它直接影响了mortgage contingency.所以结果是一
样的吧?
