The reason i did it as FHA is because 4.25% is available in FHA and NOT in
conventional (Conventional is higher) - You have NO monthly MI just like
conventional and 1% MIP Fee that FHA charges - I am paying for it as a
credit to you. So to you its just as doing conventional but rate is better.
Also FHA is assumable loan so later when you decide to sell your property
and if the rates are higher, your property becomes desirable because you
have a 4.25% rate and its assumable. So basically doing it as FHA...
1. you get better rate
2. No extra charges to you
3. No extra payments from you
4. Loan is assumable if you ever decide to sell
5. There is No Pre Pay Penalty just like Conventional (you can pay extra
principal or sell the property anytime)

如果是15年的rate,只能说跟conventional loan差不多吧,并非一定拿不到。
如果是30年的rate,那就赶紧扑过去吧。 |
