CASE2. 前三年每月正常付PAYMENT,假设PRINCIPAL还剩X1(X1

Z1*36 + Z1*12*W,利息共付Z1*(36+12*W)-X.
可见,只要W<27,就可以考虑REFINANCE (假设30年不搬家,REFINANCE NO COST)

POINT NO FEE。否则我也不干呀。
我现在的情况是首先没可能REFI成27年的,而且利息嘛是用30年的高利率(不REFI)和
3年高利率加上27年的低利率(在3年后REFI)来比的,应该还是合算的。不可能说在
不延长总体TERM的情况下,降低利率反而来得亏。
