买个1b or 2b apt. spend 7w to 10w. rent around 800 to 1200. hoa 250/m. tax
2500. hoa include heat. water. wait for

But with up to 10w to spend, you should be able to get a mortgage (typically
30% down), and if you can get an apt for around $150K (make sure not to
spend the entire 10w as down payment because it will ruin your returns), and
rent it around 1K or better, you will have an Ok but not great investment
property.
If that's what will make you happy, just go ahead do it (you won't be
spending even 7w so your husband should be OK with it?).
Make sure the condo association's law permits rental property in the

Fir 1b1b, the price is ~65k to 75k, for 2b1b, the price is ~90k to 120k,
depends on the locataion. The 1b1b rent is ~900 and 2b rooms rent varies
from 1200 to 1450 a month. The HOA fees all around 250/m, tax varies from
2500-3500/y. I will check if the associations law for rental property, if
