房子去年买的,是小区里最便宜的房子,因为面积最小,户型不好。
这样的房子小区里很少,去年只成交了两套。
我的是先成交的,之后几个月另一户成交。当时房价下降,按另一户的成交价(是正常
成交的),我的房价降了将近10%。所以后来refi差点没做下来,后来argue几次,还是
按原价appraisel了。
可是今年的assessed value是按我的成交价的1.02%算的。我看了一下comp,没有算进那
唯一一户和我的一样的房子。有三个comp,都是小区里正常的房子,本来价格就比我的
高了15%-20%。所以即使当时房价下降,它们的成交价也远比我的高。
说的有点罗嗦,不好意思。我其实就是想问,这种情况下是不是就没什么法子appeal了

估了很多家, replacement cost比我成交价的2倍还要高, 如果用replacement as
dwelling最后每年的保险超级贵(比地税还多). 考虑用cash value作为dwelling, 金额
等于我成交价, 这样基本能省一半. 既然各家保险公司都评估重建我的house费用超高,
那么cash value(after depreciation)会不会也很高呢? |

要1.5m (可能因为是30+年的房子, 现在重建要多花很多, 问了很多家, 重建价格都差
不多), 这样下来一年保险要7000+, 但是如果只保cash value (保700k), 只需要3000+
, 但是各个agent都说那样就under insuranced了, 万一房子全毁不够重建. 可是要是
真的全毁我拿钱走人(还有地也是钱)也不亏, 但是问题是如果不是全毁, 是部分出问题
, cash value陪的有depreciation, 可是我的想法是既然重建估价那么高, 就算有
depreciation, 那么也应该能cover expense么? 有点晕, 求明白人给指点一下. |

8年多)。
方案1对现金流有一定压力, 不过没太大问题。 个人比较倾向于方案2, 但是方案二
的贷款利率比正常的高了不少, 虽然平摊到每个月没多少。
请教下各位专家意见, 看看有没有漏考虑的地方。 |
