Oakland/Berkeley/Lafaytette/Walnut Creek在2016涨幅都很大。
还有房地产市场是有季节性的， 每年2-7/8约是旺季， 最近4年这个季节价格涨的很多
，inventory也很多。 8月份以后学校开学了，赶在开学前买房的家庭基本都settle了
， 价格都有一个小的回落，但是市场上的房子也少了很多，很多是旺季挑剩下的歪瓜
裂枣， 开始降价的房子也稍多起来。感恩节/圣诞期间可卖/可不卖的Owner一般都想安
心过节。 除了Vacant的房子或者Relocation的房子，大家都不会选择这个季节卖房。
过完节之后，开始Staging/维修/粉刷，2-3之后就可以上市了。 |

给land和construction loan，Wells Fargo有，我是知道的，再有就是community bank
，所以拿cash来买地这个时候算是不错~
没有具体去看plat map，但是从地址上看，靠主路比较近，所以architectual design
要做好，把主要活动区避开朝着主路的方向~ |

好吧，帮朋友就帮到彻底。这是我好友的房子。房子在去年LISTED的时候错过了黄金
三月，所以滞销(一年前$950K也不是太便宜)。并不是说这房子有什么大问题，房子没
问题！
滞销一大原因是物主当时正处在创业关键，终日奔波。家里两小孩由国内来的母亲
照顾，而母亲身体也不太好。虽有心，却无力卖，结果你们也可以猜到。现在他们
实业取得成功，房子也VACANT。虽然房子彻底清洁，换了新地毯，也布置了一下。
但因为在市场时间过长，虽降了价，一时也不容易卖掉。现在物主经济情况好转，
如卖不掉，他们将会把它作为RENTAL，大概$4K/M。
还有，物主对中国人经纪彻底信任，尊重。一年以来虽然艰难他们始终WORK AS A
TEAM。他们也付给经纪MARKET BASED COMMISSION，而不是因为是中国人而刻扣。有
些中国人愿意拿1/3 OF MARKET BASED 佣金来抢生意(真是自我作贱)，物主也并不
愿意这样。
相反有些中国人卖主，对自己中国人不信任，刻抠，对其它人反而唯唯诺诺，大方。
相比之下物主是有原则的。
