现在inspection report 发现空调是2.0 Ton的，房子大约１８５０
square feet. inspection说一般这种大小的房子空调都是 3.0 Ton，不然夏天会热。
现在该怎么办？和buyer's agent说了这个问题,她千方百计说，房子隔热好，小空调也
能够用。我向附近修空调得技师咨询，他们说１８５０ sqft房子应该用3.0 Ton的空调
。一般房子面积／600 = 空调的size.
大家有过类似的经历／经验吗？应该向卖家要credit，还是要求换大空调？成功率如何
呢。多谢建议 |

Rheem 那家是个小公司，我相信主要干活的就是他自己。但是bryant 那家是相对比较
大的公司，我就怕到时候来干活的人质量不行。 我去年装heating system 就是找的一
家大公司，有Nate 和另外一个certificate 的，也是那个品牌网站推荐的contractor,
但是到安装的时候，那个来估价的当时说会来干活的师傅每天来一会就走掉了，那两
个实际干活的人是很好，但是质量就不好说了。把机器的pump 都装反了，到装好了测
试的时候水不会热才又改过来，而且后来那个PVC pipe for exhaust 的还漏水，又来
修。再后来一楼不热，打电话，人来的倒是很快，问题是来了后查很久不知道问题，又
打电话回去问，结果发现是thermostat 的线松脱了，然后人家就居然把线接反了，把
个地下室的电源上面的一个东西给烧了，结果又查了好久才反应过来，又拿个旧的换上
去，才又修好。一个星期后又来换了个新的部件。总之觉得大公司有技术支持，服务不
错，但是实际做事情的人，质量良莠不齐，虽然出了麻烦也会信守承诺去修好。但是如

这家公司reputation不错，还愿意提供10 year labor warranty。你觉得这两个系统搭
配如何？需要再配置以下吗？
我想XB14+TAM7是不是更好的选择？

自己拿温度计测一下 出风口/进分口温差14 度。
15年， CARRIER牌子。
昨天找个老中的师父看了一下， 拿个仪器屋里，屋外都没测到FREON漏。
测室外机压力、温度 60/32, 楼下的UNIT稍微好点， 他建议我两个全换掉。
这是他的报价：
2.5 ton American Standard 13 SEERs equipment (including gas furnace), $4200
total price. To go up to 3 ton (since this is for upstairs), add $150.
If 13 SEER not available, then for 14 SEERs. $4500 for 2.5 ton, and $4750
for 3 ton.
他说是FREON漏了， 我问他能不能查出来哪漏了， 是不是可以修。 他说查不出来，
我看他也没怎么查。
就是拼命鼓动我换机器，说 American Standard 是排名第一的牌子。
大家觉得靠谱吗， 能不能再撑个1,2 年？ 电费合不合算？ |

下面的是我迄今为止收到的.比较喜欢这个contractor，告诉我除非铁了心要在现在的
房子里面住很多年，根本没有必要上high efficiency，因为要很多年才能payback。并
且卖房子的
时候买家也不会多付钱。

和地下室的温度维持在77F左右。 晚上将空调设置到二楼，需一个小时左右才能将温度
降到75F左右。前年ac加了近1 lb 的ferran; 去年气候不是很热，空调制冷马马虎虎。
冬天室外20F， furnace will turn on every 10 to 15 min;
公司给了一个报价 for new furnace/ac ；只问了一家报价，有以下四种选择；如果

COSTCO价格是10，490. 给了524 DISCOUNT，REBATE前
