协议里面规定的大多是tenant的责任,对于房东应该承担的责任几乎没有提及,个别提
到的都是免责。以前住apartment没遇到过这样的情况,我想问以下几个问题:
(1) "tenant will cut and water any lawn and water any shrubs, trees, and
landscaping...",另外还有一句话是关于扫雪。这一条我可以要求她划掉么?我租房
的又不是给她家做小工。
(2) 协议里没有提如果东西坏了,谁来修,谁付钱;也没说我让他们修的话,他们保证
多快能修好。我希望能在协议里补一条,如果是正常使用到了寿命,比如灯泡憋了冰箱
不制冷等等,房东负责维修并支付维修费用。如果是我自己错误操作弄坏的,我赔或者
请他们修理我付钱。这个合理么?
(3) 协议说下水道如果堵了自己掏,这个合理么?
(4) 协议里说,如果我到了日子不去住,也要付房租。但是如果他们到日子不能提供房

以下是他给我们的list:
1,($240)Move out cleaning (standard 1500 sq ft/3bed 2 bath with window

2, ($300) Yard Clean up (2 persons, $25/hour 6 hours)
3, ($140) Remove&Replace Dead landscaping ( 2 trees/3 shrubs removal to
dump & replace)
我们搬出房子前已经很好地打扫了屋子和院子,我觉得比我们搬进去时还要干净!然后
什么dead landscaping,我们搬进去的时候里面有几棵树的树枝已经干枯,我和房东说
过几次,让他找人来处理,怕掉下来砸到人,他也一直不弄,现在就来扣我们钱了!
是不是加州都是这样扣押金的呢?还是房东就是欺负我们是中国人?!!虽然数额不大
,但是有点咽不下这口气,想上小额法庭,就算赢不了也不能这样莫名其妙给敲诈!

既然你房子现在没有翘起来 砍树之后也不会沉下去了
前面都是开玩笑 现在树根都进crawl space了 再不断 恐怕对地基不利
砍了之后 树根会慢慢腐坏 这种体积上的变化 比大旱大涝造成的影响还小 房子没事的
不管怎么说 1米离房子都太近了 5'之内只能种shrub 种树要看maturity size 最好都
在20’之外 |
