1. redo the appraisal. Appraisal is just a personal guess on the value based
on some past sales, current listings and cost to build. Some appraisers
give low ball values to play safe.
2. ask the seller to lower the price. this will depend on how badly you want
the house and what kind of market you are in. if you are in a strong seller
's market, this move will not resolve anything since the seller will say No
to you.
