款。
例如我们这里是这样：
1) for non-first-time home buyers，trx tax will be equally paid by seller and buyer, 50%-50%;
2) for first-time home buyers，the seller should pay all trx tax (by law), unless the seller and buyer set up another agreement to override this。
所以，就 2) 而言，首次购房者可以根据法律要求 seller 配所有的 trx tax，但是对好卖的房子而言，很少人会这么做，而是根据惯例，各配 50%。为什么呢，因为 seller 此时通常不会 ratify the contract。
当然，如果 seller 房子卖不出，first-time home buyer 自然可以要求 seller 支付所有的 trx tax |

Several contract in by April 21st.
Ratified on April 25th.
Hope I can settle it smoothly.
After paying the closing cost at buying, hardmoney interest, renovation cost
, commission to realtor at selling, bonus, closing cost at selling, I am
expecting net profit of $65K. |

can I know ahead of time what the others will offer? I tried hard to get a
second chance to match the other's offer and let my clients get the contract
. I feel great about myself. 4 other buyers are ready to raise their offers,
but we ratified the contract.

当买家和卖家就购买合约达成一致( Contract Ratified)后,买家一般有2件重要的
事去做.一是贷款 ( Loan Contingency),二是房屋的全面检查( Inspection
Contingency) .一般的购房合约都包括了完成这两项Contingency ( Loan Contingency
& Inspection Contingency)来保证买方可以合理地退出合同. Contingency时间是由

下午agent回信说seller亲人去世，短期之内不能答复，请谅解
这个自然没问题，对closing date不会有太大影响，但是我们的计划是，如果seller不
愿意履行repair list或者给出满意的credit就walkaway，现在是ratified contract的
第六天. 这样的delay应该没有什么影响吧

很辛苦，但主要是精神上的压力，怕买家变卦，怕agent玩猫腻，怕appraisal不过，其
实中间走的程序并不复杂。
