另外，房价多少，贷款多少，closing cost 和房价/贷款有很大关系。

money to pay this fee to get a lower interest rate.
This is optional
This is still your money, just transfered from one place to another
This is related to the closing date you pick.
You can shop around to get a better deal, maybe together with your car
insurance
Other items are pretty much fixed, you have to pay.

发帖数: 1393 | 7 这个不能一概而论，不同的地方有不同的 convention。有的地方还有相应的法律条
款。
例如我们这里是这样：
1) for non-first-time home buyers，trx tax will be equally paid by seller and buyer, 50%-50%;
2) for first-time home buyers，the seller should pay all trx tax (by law), unless the seller and buyer set up another agreement to override this。
所以，就 2) 而言，首次购房者可以根据法律要求 seller 配所有的 trx tax，但是对好卖的房子而言，很少人会这么做，而是根据惯例，各配 50%。为什么呢，因为 seller 此时通常不会 ratify the contract。
当然，如果 seller 房子卖不出，first-time home buyer 自然可以要求 seller 支付所有的 trx tax |

you can have 0.25% discount

你拿到的quote是最新的GFE，也就是说origination fee是不用disclose的。
