如果有银行肯批的话,rate上是分成两个loan好些吧。不过,目前2nd loan批得很严格
了。
再有,如果将来要refi的话,有2nd手续上麻烦很多。
建议多quote一些rate,结合自己的还款能力,再合计合计。

For our lender in CA, your loan doc is not ready until your loan is finally
approved.
We will do it without any delay. From loan doc to final closing, it may take
a few days, depending on situation.

在贷款Final approval之后,就可以order loan docs.
一般要提前1-2天order,具体要看银行出docs的速度怎么样.
以上都是loan agent or broker的活,borrower只需要告诉他们想在哪一天close,他们
就会order loan docs.

Lender 那边要清掉所有的 Condition、出 Final Commitment Letter 后,才会出
Loan Documents 给 Settlement 公司,从 Final Commitment 到发 Loan Documents &
Closing Instruction 给 Settlement 公司,这中间需要几天,我们的 Loan Agent
说是需要 5 个 Business Days。

why not if your loan is approved?
When is the deadline to remove loan contigency? If not yet, you can hold. If
yes, you need to remove it.
The seller can terminate the sale contract and possibly forfeit your earnest
money if you fail to remove loan or any contingency on time.

portfolio loan就是lender自己hold的loan,不会买给两房,因此大部分不遵循两房的
guidelines,或者说某些方面比两房的guidelines更严。
rate方面未必会差,考虑到根本没办法拿到普通的loan。

loan commitment letter是什么?是在bid的时候用的吗?还是在签了合同后用于贷款。
有个贷款代理让我办loan commitment letter,但我还在bid过程中,还没有签合同,
这个是不是最好在签了合同后再办呀?这个loan commitment letter是不是会影响
credit score?

closing cost loan with higher rate. For example, if the loan amount is $400K
and program is 30-year fixed, compare two scenarios below:
1. If rate is 4.125% with no cost, monthly payment will be $1,938.60.
2. If rate is 4%, you will probably pay $3,000-$4,000 cost to get the lower
rate. Let's assume it is $3,000. Then your loan amount would be $397K, and

就是小的lender拿到loan之后, 打包卖给两房, 因为一般lender是不会有那么多钱自己
hold loan的, 而且也不会只满足于赚3%或4%的利息.
loan被卖后对贷款人没什么影响.

还有一个星期不到就到close day了,但是目前还没有收到final approval; 问loan
agent,说loan document这周二就能出来,不会有问题。
想知道这种情况正常吗?既然能出loan document了,为啥就不能直接给final
approval?

1. If you don't remove the loan contingency, seller can not do it without
your agreement, unless they push so hard to request. Never initiate from
your side if seller doesn't bother to ask you yet.
2. you can remove the contingency or not will depend on your conditions.
Your loan agent should know the best. Sometimes you will get new conditions
based on the documentations you submitted to the lender on the current

Origination fee = lender underwriting fee + agent commission
lender underwriting fee will be different for different lenders.
agent commission is usually 1% of loan amount, but it will depend on how
broker set up the commission level with the lenders. Most of lenders will
offer 1% commission of your loan amount, some might be 1.25%, 1.5% or even 2
%. How much the commission level set up will depend on the loan volumes/
lender polices...etc

When I know more about the loan application through all these drama, I also
think that he used this extra money to buy down the point, but did not give
me a lower rate as we agreed on.

我正在买一个房子。 offer签了,刚过17天, 现在seller需要removal 各种
contigency. 但是我们loan现在没有完全办下来,只是conditioned approval.
Escrow只有30天, 现在只剩下10天左右closing. 我想问我能不签 loan contigency
removal 吗? 有什么后果。 如果签了后,到时候loan下来的时间过了30天的
deadline, 又会有什么后果。

That's is why you need a very good loan agent for your purchase loan. buyer
agent 也是 loan agent? Umm...
不签的话,seller有权把deposit拿走? If so why they ask you to sign?

buyer agent说的不对, 如果不签, seller可以不卖这个房子, 但是deposit没事.
如果还有3-4天close, 现在已经是final approval了, doc都应该出了. 如果还没有,
还是小心点. 如果您的loan agent不能保证loan能做下来, 就不要签, 以前曾碰到过类
似的client, remove了contingency, loan又被reject了, 非常被动.
下次记得找一个care 您review的agent.

我想多拿一些loan rebate让interest rate高一些,反正以后会refinance
但是我的loan agent说,realtor rebate + loan rebate 不能大于closing cost
是这样吗
realtor rebate是要close后再给我的。这样说来和closing应该没关系啊
还有,如果这笔钱close后我才拿到,我要交tax吗???

最近准备买房子,找了个华人agent做loan。在application form交上去之前,
communication非常通畅,邮件一般都是1-2个小时内回,什么时候打电话都会接。自从
application form交上去以后,发现完全变了一个样。邮件都至少要第二天回,打电话
就完全不接了。是loan agent一般都这样吗,还是我碰到特例了?现在如果想换loan
agent是不是也来不及了?

还是Realtor多,他们是按房价的百分比提成,loan officer是按照loan amount的百分
比提成。个人认为Realtor更辛苦些。
不过,不论是Realtor还是loan officer,都是要客人多才有钱赚的。

之前我的loan officer也忙里出错,慌慌张张吧我们的信发给我们同时发给我们的
buyer agent了。我自己赶紧写信和打电话给buyer agent,让他把信件从他的email收
件箱中删除,并且把垃圾箱中的email也删除。最后我的buyer agent电话里告诉我他已
经删除了。
有些loan officer做事很不小心那。。你要是担心,不妨问下loan agent那个陌生人是
谁(既然在他信箱里他应该知道他是谁),这样你至少知道那人是谁。以后有啥情况知
道找谁。。

我们的情况是50万的房子买房我们给了2万deposit 给builder,这个2万closing 半年前
房子还没建之前就付了,直接给了builder,builder已经转到他自己账户上。
HUD上我们付的这个2万刀在201deposit or earnest money 这项已经给剪掉了,所以我
们closing 给的钱没错。
可是400这项 gross amount due to seller, 还是写的50万,然后就减去了seller付
给双方agents的费用2万5千刀, 然后写的cash to seller 47万5. 在我看来这样不是
银行多给seller 2万刀吗。
我close的上午打电话问loan agent 的助手HUD上其他的问题的时候,也问到这个问题
,助手很不耐烦,因为我问她其他问题的时候她说错了,给我question和纠正了几次,
所以当我问到这个2万刀的时候,她说这个不是你要担心的,和你没关系,不是你付这
个钱。我当时急着要final walk,我也知道这个不是我付,我就没去管它。

找了Agent推荐的中西部一个小bank的lender,号称Vice President Mortgage Lending
at xxx Bank。上周五先打的电话,然后在网上填的申请,网上generate了1003申请表
。周末整理所需材料,今天(周一)一大早把材料email给lender。
正纳闷怎么连个confirmation都没有。今天下午三点半受到lender的email,说是批准
了。Lender email如下:
Good afternoon, I have completed your application and have your loan
approved. Once I have confirmation from you we can order the appraisal and
continue with the loan processing . Please let me know if you have any
questions.

是不是可以这样理解:我找的这个是当地小银行的lender,自己有审批权,不需要送出
去审批,所以会很快。如果找的是Loan agent,自己就没有审批权,得送到银行审批,
就会慢一些,如果在银行还排长队就更慢了?
这个loan doc和approval report 都是啥?是不是要等到appraisal做完了才会出的。
现在没跟Lender签任何合同也没受到任何的正式文件。一头雾水中,不知道下一步是啥
?律师也没找,走一步看一步吧。

之前Loan officer答应给$1000 credit给closing cost,
最后由于各种原因,因为loan officer没有经验, 没有翻译一个东西,loan一直被
underwriter卡着,最后合同都延迟了,今天总算批准了,大家挺开心的。
我问,上次说好的$1000给没给,她就算,sorry, no enough time.
大家说怎么办,能再要吗?

Jumbo loan就是一个大的常规贷款,利率可能高一点,审核起来也严一点,一旦close
,额度就定了,每个月按时还款就行。HELOC可以理解为一个随时可以抽钱出来的open-
end mortgage,比如说开一个额度上限为50万的HELOC,可以选择只抽20万用,也可以
后续再补10万8万,还款方式与jumbo loan差不多,但是HELOC的lender随时可以因为某
些原因suspend这个HELOC而不再允许抽钱出来(已经抽出来的没事),比如觉得房子市
值缩水了等等。

少6千。 agent的意思是让我少借6千,他除了closing cost不要我出,另外多给我200
块钱。
我的理解是,相当于我多付3个月的月供。 我不知道这里面有什么讲究。
