2, rate? (是不是各个agent给出来的都基本差不多?)
3. fee? (这个fee是付给loan agent的吗?包括那几项啊?还有大家说的什么no
point no fee指的是啥?)
4. 多久可以refinance?
5.提前还款有没有penalty?
还有哪些问题需要问清楚啊?请大家帮我补充一下啦,多谢多谢!
哦,现在一般是哪家做loan比较好和快啊?有朋友说CITI不太好?那Wells Fargo呢?
是要找broker吗?还是direct lender?区别在哪里呢?broker是把几个人的loan合并
在一起变成一个jumbo的,然后找银行要更低的rate吗? 那哪种可以close的快点呢?

740 和760的pricing不同), loan amount(1M以下 和1M 以上不同). 所以一般我不发布
jumbo loan的rate. 具体case具体quote比较准确.
很多lender都做 Jumbo loan pre-approval.

>424,100和<636,151是high balance conforming. DTI可以最多到49.9%.
jumbo loan的DTI一般是43%, 最大可以到55%. |

开始委托的是认识的老中。老中一个人做事,据说忙,拖了我两三星期也没进展;眼看
离close就两星期了,说可以要求推迟close;返点(1.5%)的钱说很难搞进loan里,
建议卖家降价,实在不行他想办法出99或扣税的check(20%);银行当然是那个
超级变态的银行了(靠,忘名了);说借的钱要是直系亲属的。。。;最关键的是利率
和fee是多少,一直没说个准数;答应回电话基本拖两天你追过去才说,"哦,忘了,
忙啊。。。。"
鉴于朋友当年被另一个同胞"不好意思"地锁错了利率(尼玛, 高0.375)的惨痛经历
;以及我拖不起事实,决定换。换的是个银行的老美agent(?没见过),他们办公室
在西崖图北门,好象没做过老外的生意,H1b都不明白。
说说感受吧
1。有助手,助手email,电话主动来催各项文件,比我自己还积极。
2。利率和我当时上网research的一致(和老中相同或者低0.125, 同等fee的条件下
)。
3。借downpay钱的证明信(gift letter)很简单搞定。
4。Buyer返回的钱搞定,没99无扣税。

我想说说我的感受,我是2006年初买的房,我一同事是2005年底买的房,到2010年中我
们和大概4,5个loan agent做过多次refinance,每一次合作都还可以,以为broker的工
作作风都挺相似的。
上个月底我俩联系了惠敏,从那天起,惠敏成了我们的英雄加偶像,真的,从submit
loan doc开始,每一个step都让我们觉得无比贴心和感动,每一步都极大限度地为我们
考虑,还有整个团队工作效率极快还非常细心,总之给了我们一个非常惊喜的贷款经历
。以前经常有朋友问有没有好的loan agent推荐,想来想去很难说有特别突出的,从今
往后,我要对我所有的好朋友强烈推荐惠敏。

Prequalify.
2. 找到要买的那辆车,和 Dealer 谈好价钱,签下卖身契,purchase agreement.
3. 拿 Purchase agreenment 到银行做 paperwork, 银行给你开张支票.
4. 拿支票到 Dealer 那取车。
当然,1,2 顺序可以换一下,这样1,3可以并一起,但有 Loan prequalify 在手,就
多一个讲价的筹码。

pink slip,然后寄给我,然后我去上title。请问是这样么? 那签那个release of liability
之后,上title之前,这个车算谁的?
此外,她说以后loan还是在她名字下,在她的ssn下,不会在我名字上。

刚查了VIN,发现这个车在03年,07年的共有三次loan/lien records. 同事是11年从
dealer那儿买的这个车。他是第三个owner. 这个车以前曾属于租车公司。
我想问的是,这个车应该不会还欠别人钱吧?

debtor as security or payment for a debt. Normally, a vehicle will have a
lien due to a loan or unpaid repair bill against the vehicle. Check with the

第二点,请仔细看原帖,对于loan我已经考虑了3年后车的残值。至于trade in的tax
benefit,能有2000刀不错了(35000*6.5%)。况且trade in肯定拿不到35K的价格,现
在dealer里面2011 335i的卖价也才30K出头。相比之下lease的return fee大概是500刀
的样子。
第三点,我觉得你说反了。绝大部分时候loan的special rate都要比lease的interest
rate低,而且loan你可以shop around,lease只此一家。不过我听说Lexus的lease APR
很低,所以也不排除个例。

I recently bought a truck and the man I bought it from had a loan. I paid
him and when the money was in his bank account he paid the loan off. Once
the loan was paid off we went to the DMV and transferred the title. The
process took about a day. But it all depends upon how fast the banks work.
怎么看怎么不靠谱 :(

一直和BOA做贷款conventional 30年的贷款,本来BOA已经说我们的loan没问题了,而且
RATE也lock了.但是在我
即将remove loan contingency 的时候突然说我贷款有问题,是移民身份问题.我就赶快
找下家做最后一搏,同时要求seller extend contingency. 找到了WF,那个新的lender
给我申请FHA 贷款,昨天告诉我应该明天可以下来.
昨晚BOA以前的lender打电话告诉我他们贷款特例批准了,我贷款没问题了. 顺便说一下
,第二家给我的offer比头家好许多.
现在如果两个同时批准,我有2选一的权利吗?放弃BOA的贷款会有什么PENALTY吗?

underwriting。现在FannieMae的新规定是45%的debt ratio...我的刚好是49%,由于很
早就搞定了,就不受新规定的影响;但如果要0 point,因为周五要close, 他说根据法
律,我得等3 business days,而且我的loan根据新的45%的规定就不qualify了。。。
感觉很奇怪,我的这个应该属于existing loan吧。。。请大家帮忙分析看。谢!! |

bank if you are not dealing directly with the bank. The loan agent is the

converted的,里面没有多少住户,然后找了还挺好的conventional loan agent,说不
能做loan,因为居住率太少,远低于发你妈的guideline,大银行都贷不了款。
所以只能找其他的专门做这个loan的银行,不知道有没有什么弊端啊。第一次买房,实
