lease的月租分两部分，一部分是折旧，一部分是利息。
随便举个例子，如果GC Limit 4x4裸配是40K，invoice是95折，大概38K，加点
incentive，例如dealer cash+loyalty/conquest+student/costco之类的，那再来个
3000 off，那就是35K可以买下来。
lease应该给你一样的初始价格，这部分叫做net capitalized cost。
折旧=net cap cost-residual。residual都是msrp*固定百分比，这个每个dealer都一
样，例如
10K mile/年的lease，2年以后residual就是66%，3年以后就是55%。
12K mile/年的lease，2年以后residual就是65%，3年以后就是54%。
所以例如你选3年12k mile/年的选择，那3年的折旧就是35000-40000*54%=13400，所以
就是370/mo，这是大头。
然后小头就是利息，每个月利息=(net cap+residual)*money factor，在如今mf低于0.

它们，也没有格外的小心翼翼而缩手缩脚。
lease只不过是买车/用车的一种方式而已。内心里的差别也不是没有：其中的SUV不到
一个月就被追尾（隔了一辆车），去bodyshop修理的时候，感觉没有那么的糟糕，仅此
而已。我们平时洗车也比较勤，可能对那coupe更偏爱些，打理得多些。不过三年lease
到了，SUV留下了，因为开的比较少，而且buy option比较合算；coupe还了，有点不舍
得，但是确实觉得不再满足实际需要了。这些情况在刚刚lease的时候都是无法预见的。
关于转速的问题，SUV在高速上ramp或加速动不动就奔3500转去，绝对不是刻意去虐车
，现在买下了，还是这个情况；而那coupe一般都不会超过2500转的，这多半是车决定

1) Selling price. Usually it's the same between buy and lease.
2) Interest rate. Again it's usually the same.
3) Lease has extra acquisition and purchase option fees, about $1000 in
total.
So if you truly believe your selling price in a lease can be $2000 lower
than a direct purchase (which sounds fishy), lease to buy can be a good
option. |

high) or buy upfront (if RV is low).
If you lease to buy, you are eating up the leasing fees, which aren't needed
if you buy upfront. Of course you can view it as the price for the option
to buy.
If your goal is to eventually buy at the end of the lease, then the RV doesn
't matter at all. |

depreciation 速度有关。原则就是不管买还是租，三年后卖掉或者还掉，你所付的
lease的成本跟这个车的depreciation相同。但是lease另外有lease processing fee,
而卖车也有卖车的风险成本。这个就不好比了。

然后告诉dealer你要lease。
lease的车型的residual value会直接影响到lease月付，3年55%以上residual value的

每次我都觉得lease首付 + 月付*36 + residual cost < 直接买的价钱。
朋友刚lease的leaf，每月$250，首付0，交35次，如果买，residual value是一万多，
这样总的还不到3万，可是直接买一辆同样新车，3万拿不下来。
就算ML350, 我随便找了个dealer的信息，一个月$579，36个月下来$20800，首付大概$
5200，一共交$26000左右。最后residual也就两万多。可是这辆车零售价是 $51,162。
lease付的总价钱还是少于直接买。
这不是说明先lease，最后再买下来，比开始就直接买下来值？ |

TX州规定买还是lease收全部的税，所以downpay就把税都pay了
换到WA，是付monthly due的税，之前monthly都是不含税的，这丫妈的混蛋我一改地址
就开始往我的monthly收税
打电话给客服，说这个是WA的规定，我说规定就规定吧，那么我已经付过全车的税了，
肯定是有办法免除的吧，不应该double tax。客服就是SB，说这个税是WA collect的，
让我去registration的office证明我已经付过税就不用付了。我就纳闷了，税是你
charge代收的，我找registrarion有啥用啊
跑去DOR，DOR说他们又不管税，我觉得也是，DOR就换个lisence的，减免税也应该
finance company和WA state之间的事情，怎么可能DOR中间来管呢，完全说不明白，
DOR也不能给我出完税证明啊。
我又打电话给VW，我说当初在TX买的时候就已经完税了，还是整个车的税，为什么要我
prove给你，当初签合同你也有copy啊，这个死家伙非要说这个是WA的规定，让我找WA
税务局。

1.找dealer,先谈sell price, 砍越多越好
2.说我要lease，然后再谈lease价钱
laoselang 1%是不是把所有的费用全部计算在内再算monthly payment?
比如acquisition fee, tax, license 什么的都算在内？
最近有个报价
msrp 46k左右
due at sign, 1700左右 （license, acquistion fee, 1st payment...)
monthly payment 490 + tax （加州） 大概 530左右

对于BMW的lease顺带说一点：假如确定开得很少那就另说了；假如你想比较充分地享受
车子的话，比较好的选择是用每年12k miles那一档的term。我算过，万一你三年真的
超过了36k miles的里程，比如说达到了45k miles，按照每mile罚$0.25来算，总共付
出的钱并不比lease的时候直接按15k miles/yr的term贵多少（记得是总共相差几十块
钱这种数量级）。并且假如你是通过BMW FS来lease的话，你注册完网上交款帐号之后
就会看到有“购买里程”的选项，就是你觉得之前每年预计的里程定得太少，想事后增
加里程，BMW FS还会给你的价格打8折，这样算下来总价比一开始就采用15k miles/yr
term的价格还更便宜呢。
说个题外话，我见过史上最厉害的豪华车lease deal是2012年底的时候lease 2013
Infiniti G37 Journey，我自己实际砍到了每个月$249的价格（已经含税）。那个时候
我甚至还看到有东岸的人拿到了$219/mo这个更牛的deal，估计他砍价功力在我之上了。

lease没有deal确实比较难搞到1%，但是实际上大部分车子都能搞到lease deal
班上报价lease的，到现在为止绝大部分都是1%以下
而且大部分人发帖明确说明包含税收，上牌等dealer费用在内
328的lease deal，5000 downpay，169一个月，0-3k downpay 299税前的广告的到处都是
加上税收平摊一个月也就350-400左右
所以才有很多人说lease bmw很划算 |

上午一家dealer最后反悔，非要加$230，哥扭头走了。
下午一家搞定，又弄低了接近100块，最后的deal相当于：
0 down + $170/month x 23 months with no other charges
2-year lease with 10,000miles/year
这个deal有个原因是我以前是non-GM lessse，chevy有优惠。
2013 lease的车，今天又lease新车了，发现一lease起来就停不下来了，喜欢开新车，
老中这么折腾的确实很少。可能是费钱吧，其实我感觉修车也挺费钱费时间的，哥以前
也自己修过，rotor/pad,belt什么的都自己安装过，工作了就没心情没时间搞了。
开着Malibu感觉还不错，on-star用起来挺有趣的，还有倒车摄像头，两侧反光镜转向
灯，remote start。
有6个月free on-star service, 可以用手机app来remote start, lock/unlock,以及胎

准备换掉老婆现在的2011 X5 50i，马上要出CPO了，前一阵子常规检查发现漏机油结果
换了俩Turbo，吓得我一定要赶在出保之前换掉。
老婆是环境工程的，50i好像跟环保不沾边，她commute又超近，所以这次就决定lease
了X5 40e Plugin Hybrid。为什么选择lease就不用说了，PHEV的技术三年后肯定一日
千里，买车回头只会亏的更多。
我个人买车一向是高配，宁愿多攒点钱或者买低一档次的车，科技方面的配置一定要足
够。

不是我们想买的package, 找dealer问了一下情况，残值64%, 51k的MSRP最后selling
price给到了45k多一点，觉得这个比例还不错。但是MF dealer最开始说是0.0017(
before 7MSD),然后我说尼玛网上都BMW的standard是0.0012-0.0013啊，你怎么这么高
。dealer说你这个data point哪来了，这是我们的standard MF。我就想把买买提上找
两个贴出来，结果今天白天买买提挂了，没法查询，我被忽悠的也不确定0.0012到底是
7MSD之前还是之后了，最后dealer来了一句如果你马上买，我最多可以给到0.0015. 由
于这辆车的package不是我们最想要的，加上遇到的情况和之前research不一样，还是
顶住了dealer的忽悠，说需要回家考虑一下再决定。我知道去年11月份之后利率涨了不
少，不知道那个BMW lease科普贴中的0.0013是否现在还有效呢? 除了selling price,

一共lease rebate是$7150，dealer说这个钱要交税，就是7.75%，算下来可是600多元。

看来你对lease没什么概念。lease的费用主要由车子的selling price，residual
value（RV）和money factor（MF）决定。RV和MF都是厂家定好的。所以同样的msrp，
先lease后买和finance的主要区别就是lease费用的利息和贷款利息的区别 |

I singned a one-year lease(will end in December 2006) for my current apartment
with the landlord. Now I got a job offer and have to move out the apartment
as soon as possible.
The landlord gives me two options: Either find someone to take over my lease,
or pay a cancellation fee $3200 (four month rent). The lease says I am
responsible for the lease until I find someone to take over my lease, which
does not mention about the cancellation fee and the amount.

本人的apt lease 10/31/2008 到期.我仔细研读了以下lease, 好象没有关于多少天前
一定要通知房东的. 请问一般要提前多久和房东打招呼要不要renew?
终止lease的信能不能向下面这样写:
To XXXXXX management:
This is YYYYY, from XXXXXXXXXXX.
I am writing this letter to inform you that I will move out from my current
apartment before Octobor 31 2008. Please end my lease by Octobor 31 2008.

I really need your help on my lease and rent.
I renewed my lease on March 14th, 2009, the lease term is from May 1st, 2009
to April 30th, 2010. The rent is $965/month, for 1 year contract.
On April 5th, the Apt (landlord) drops the price to $795/month. I know it
today, April 17th.
My lease says that "Executed on March 14th", and "Effective from May 1st".
I wonder,
1) May I cancel the lease without paying the early termination fee of $1930
before the effective date of May 1st? |

天之内搬走还要不要罚款, lease 明年2月份过期. 如果我们主动提出中止合同, 需要
付两个月的房租加concession fee. 但是如果是他们提出来的话, 是不是就不用付着笔
钱了, 对credit有没有损害.
lease的相关原文如下: In the event Lessee desires to terminate the lease
before the expiration of the lease term, Lessee will pay to Lessor a
cancellation fee of 2 months rent....Lessor shall retain all remedies for
non-compliance with the Lease and Secruity Deposit Agreement and Lessee
shall be liable for any damages for non-compliance.

I am sorry, I don’t want to be rude but let’s not go in circles over this.
We have the right to enter the unit once the tenant has surrendered
possession- but tenant will be responsible for 30 days- even if they do not
stay for the full 30 days. Once you have vacated we do not have to give you
another copy of the lease- but in good faith we will as I told you in my e-
mail response below.

1. 你是喜欢经常开新车，经常换车，还是喜欢一辆车开很多年，如果是前者，lease
2. 如果车出了小问题，你是否怕麻烦，如果怕，lease
3. 你的budget，经济条件，想省钱，还是买下来，如果不差钱，怎么都行
4. 你想要开什么车，有些车旧车比较保值，买下来合算，保值差的，lease合算
另外，lease一般都是有限期的，比如说2年，或者3年，也有39个月的，这个时间对你
是否合适，也要考虑。
最后补充一个我个人观点，如果是volkswagen的车，考虑lease吧。 |

lease车是否划算，是相对于你买同一款车而言的。一般来讲，越是贵的车，lease的
monthly payment 比买这款车的monthly payment要少。
一个好的lease，要看给出的rate，你的credit score，以及你能拿到的价格。这个价
格关系到使用权内的alue，以及lease到期后的residual value。
lease 的title在lender那边，不在你手上。和买车一样。
property tax和买车一样。
sales tax 比买车少，因为value不是车的全价。 |
