program less attractive than 5yrs. My customers will choose 7yrs ARM if the
rate is very similar as 5yrs, just two more years gurantee with minor

time you lock, the higher the rate OR less rebate you will get. Usually new
purchase will be locked in for 30 days and refinance will be 45 days based
on the recent lenders prcocessing speed. some broker like to lock it first
to gurantee the rate they promise. some broker like to lock it later once
the loan is fully approved with short time to get better rate ( assume the

and locking days....etc.
The rate your agent quoted for you was only based on the current date rate
and rate might be changed later if you didnt lock on time.
When you quote the rate with him, did he ever mentioned about the LTV value?
Becasue for LTV80, 75 or 60, the rate will be different, the LTV value will
tied with your house appraisal.
Since you already finished the appraisal, you have to continue with this

to get the rate. Even for today, rate has been worsed twice since morning.
The valid comparasion will be quoting the rate with same conditons on same
time so you can compare. Of course, final locking with the promised rate
count.
If you are almost closing, changing different loan agent will definitely not
a good idea since you will run out the time.

fix and rest of the 20 yrs with floating rate, assuming you will not do any
refinance.
If you pay off your mortgage within the N years, yes, you will not have any
risk for the rate rising.
If you can not pay off your mortgage or Sell your home or do the refinance
at the end of N year ARM, the floating rate will be calculated as following:

other lenders are OK for you to lock at any time you like.
Lock the rate when you submit the loan will gurantee you will get the
promised rate by the broker.
wihtout locking the rate, broker can only register your loan to the lender
based on the rate trend ( assuming your case is not corner case and all the
lenders can deal with that). You might end up with higher rate but of

发帖数: 1184 | 8 USDA的全称是“U.S. Department of Agriculture”。这种loan的最大好处是零首付。
也就是loan-to-value可以到100%。
但是，以下几个条件是必须具备的：
1.良好的credit history（这个一般没问题）
2.收入有最高限制要求，具体的要参考USDA网站上每个州每个county的数值。也就是说
家庭收入超过一定数额就不能申请了。
3.房子必须在rural area，一般来说town的人口小于20000就可以算作rural area了，
但是具体的要求还是要参照USDA网站上的list。
4.申请人必须是美国公民或者拥有绿卡
5.此property必须是自住屋，不能是投资房。
还有就是USDA的贷款要交3.5%的Government Gurantee Fee，不过这部分钱可以finance
掉。
至于对short sale的影响，最大的就是处理速度了，不像convention loan的lender，
这种Government Loan的lender的turn time很长，规定也多，不好push，所以可能得耐
