If pay off the mortgage in 5 years, then 5 ARM can save average $500/per
year (net amount, already deducted tax benefit on interests) over 15 year
fix. What to choose??
The advantage for 15 year fix is that the mortgage can be paid off much
later, depends on the cash flow/usage at hand. |

不论是10年fixed，还是7/1 ARM，都必须多pay principal才能提前还清。以300k的
loan为例，两个program，每个月都需要支出4000左右，才能保证在7年内还清。
纯算术角度，如果10年fixed已经还过1年了的话，其实已经还了不少利息了。再refi成
7/1 ARM使劲还的话也省不下太多的钱。 |

1是想在这房子住多长时间。
2是想用多长时间把贷款付清。
30年fix的好处是一切尽在掌握之中。从头到尾，月付是多少都清楚。有利于计划个人
财政。
另两个潜在的好处是：
1）以后利率上涨，存款利率都可能高于目前的贷款利率，相当于银行花钱让你住房子；
2）通货膨胀。
坏处是
1）利率比ARM高。买房的上限比ARM的低。
2）房子住几年后就卖的话，或者不到30年就想把房子提前付清的话，就多交了利息。
ARM的好处是初始利率低，月付低。同样的经济情况，可以比fix的买更贵的房子。象7/
1ARM.前7年利率是固定的，对想几年后换房的就是个不错的选择。
这里不受我们控制的是利率上涨的幅度和时间。你买房贷款的步骤能不能同步，就是风
险了。 |

活支出没问题，那么可以选择15年；ARM的好处就是前几年固定且利率较低，过了固定
期以后浮动，但是如果你预测将来利率下跌或者5-10年内肯定要再做refinance的话，
或者5-10年内要卖房子，那么选择5-10年ARM比较好。至于30年fixed，每月的月付款一
直固定，比15年低，但是比ARM高，如果长期持有房子或者想规避利率上涨的风险，那
么选30年fixed。 |

口碑不错的lender给的利率是7y arm 3.375%和30y fixed 4.0%, closing cost也很合
理。
想请教下各位选择7y arm还是30y fixed? 虽然不确定7年以后在哪,不过感觉30y fixed

三十年fixed跟五年arm差超过一个百分点的利息
五年以后arm跟踪的是treasury一年期利息加上2.25%
也就是除非五年以后treasury一年期利息超过1.75 arm才会吃亏
更何况一般人房子住个平均十来年也就卖了 很少会一直还贷三十年
除非是一点点利率风险也无法承受的人才会选择fixed

从以上的link看，有high risk的最好买comprehensive plan, 以防看病多，
自己要掏很多钱。这种plan, 一般premium要一个月$160-200。自己负责
交$250 的deductible以后，只需再交20%的co-pay，直到交了$1000.
再多的费用，insurance都包了。还有一个好处是，可以看in-network 的
PPO provider. 这些地方对自己的member会有更优惠的收费标准。 还有
一些和travel 有关的项目，也可能包。
Low risk 的则可以买fixed coverage plan, 基本上是不打算去看病的那种。
不过，万一真有emergency, 这种plan 负责的很少。比如，去一次
emergency room, fixed coverage plan 一般只掏 ~$3 |

about 0.625% lower than 30 yrs fix.
If you don't plan to hold your house for long time, of course ARM will be
much better than FIX program.
But if you do wanna keep the house, then 30 yrs fix is better since the rate
is sort of low still, though it is not the lowest. |
