15 4.5% -> 51674.13
15年fixed合算。

it's possible to get 0 closing cost.
Assume you are borrowing 400K, 0.5 Point is 2K, most lenders
can give you 2K to cover closing cost if you can accept 0.125% higher
rate.
Essentially you are "selling" point in that sense.
Generally it's worth buying 1 point if you live in a house for more than
7 years for 30yr fixed. And if you are sure you wont' do that long, go
with ARM. |

省钱与否你现在不知道,因为7年后的利率谁都无法预测。有可能20%,也有可能3%。看
你的运气。浮动的意思就是什么都可能发生。对于没有个人计划的人来说fixed的最好
,不要去碰ARM。 |

再低了,那就做4.5% with cost。如果你现在可以负担得起15年的Payment,那当然做
