PRO，心里好生羡慕。遂在网上GOOGLE鸟一下，发现有很多DUAL SIM DUAL STANDBY 手
机啊！
不过， 俺也发现鸟DUAL SIM 有 DUAL STANDBY 和 DUAL ACTIVE 两种， DUAL ACTIVE
基本上就相当于把两个备用机用胶带背贴背捆绑起来， 对吧？不过这东西俺买不起，
按下不表。
关于DUAL STANDBY到底是咋回事俺真不是很清楚，希望大家指点一下以解困惑。

小孩）。2014年预扣的税是按w4单身算的，通过报税将预扣税全部退回，还额外拿了一
些Child Tax Credit。
7月15日去local IRS申请ITIN。
8月6日收到ITIN号。
8月31日收到邮件一周内refund到账户。

对
first-year choice只是从nonresident变成dual status的过程。dual status不能报
married filing jointly。要“进一步申请为full-year R”（用choosing resident
alien status或nonresident spouse treated as resident）才能报married filing
jointly。
resident的期间要报全球收入。所以全年resident要报全年全球收入；dual status要
报resident那段时间的全球收入。
first-year choice只是从nonresident变成dual status的过程。一般单独变成dual
status没有意义，因为dual status不能合报，也没有standard deduction，等，不比
nonresident有什么好处。已婚的人可以进一步从dual status变成全年resident合报。

P3时代就有celeron，当然了，没有2.2G的celeron。现在celeron也有dual core的，例
如SU2300。
至于intel dual core，从P4时代就有Pentium D dual core，一直到现在的最新的笔记
本版i7也是dual core，不同年代的dual core性能查四五倍。
你得要说清楚是什么架构的celeron，单核还是双核和什么架构的dual core比较。 |

Intent的签证包括有H1b, H1c, L1, O1。
H1期间，如果申请了485，出境之后，还可以用H1回来。当然，你也可以用AP，你的H1
arguably 仍然有效。O1，如果已经递交了485，就一定要用AP重新入境。

到卖方主动要求他的 listing agent 做 dual agent...
对卖方来说，listing agent 代表的是卖方的利益，所以 dual agent 绝对不会让卖方
吃亏的。而且你再怎么 dual agent, 最后价钱接受不接受还是卖方说了算。所以我认
为，觉得自己找 dual agent 就能在价钱上占便宜是想的太天真了。找 dual agent 只
能说是让 listing agent 更想把房子卖给你而已。 可是最后决定权不在 listing
agent 的。 |

其实付钱买房的是你自己，不是AGENT。AGENT的意见，只能作为你的参考。 而且老实
说，如果买方卖方的AGENT都遵守职业操守， AGENT的作用其实不大。AGENT的作用是给
你意见，帮你把关，帮你获得有关房子的信息，帮你和LIST AGENT/SELLER沟通，最后
决定的是你自己。
关于DUAL AGENT， 多数情况下，我觉得这是下策， 特别是，自己缺少房产买卖的知识有
限的时候，有自己的BUYER AGENT帮助还是挺大的。实际上很多珍惜自己REPUTATION的
LIST AGENT也不太愿意做DUAL AGENT。 往往也只是给你推荐其它的AGENT给你， 这样
可以避嫌。
我觉得最好用DUAL AGENT的情况，是一些SHORT SALE的房子。 SELLER其实不在乎最后
价格 （当然你的OFFER要足够好，如果太低了，SELLER觉被银行拒绝的可能性大，你也

要符合2014年的substantial presence test，要2014年的天数 + 1/3 2013年的天数
＋ 1/6 2012年的天数，达到183填。所以你从183减去2013年里10月开始在美国的天数
的三分一，那就是你在2014年要多少天在美国才符合substantial presence test。

如果是dual-status，是这样报的。但是你们不想报dual status。dual status是不能
报married filing jointly的。你们想报全年resident。你们dual-status后需要用
nonresident spouse treated as resident才能报married filing jointly，两个人都
全年resident。

看大家在争议要不要冒罚款风险来claim父母为dependent，突然想起父母好像应该算
dual status的问题。
虽然前面十几年大家无数成功案例说明父母可以算dependent，但他们究竟是以R的身份
作为dependent，还是以dual status的身份作为dependent？
虽然这问题不重要，但我想起另一个case，F1转学术界H1b，如果H1b超过183天，大家
都默认是报全年R的1040，但按理解，应该是报dual status partial R才对？ |

最近有点儿想买房，也在Redfin上看了不短时间了，但没怎么真正去看过房。主要是我
这人特怕麻烦人，怕找agent带去看房看多了不买人家不高兴。一年多前别人介绍过一
个agent，只让他带看过一次房子，后来觉得自己对于想买什么样的房子也没特别拿定
主意，就不好意思再找他了。反正就是觉得agent带去看，就是前几个房子不买，后面
也得定一个下决心买了，于是心里蛮有压力，就不愿再找agent了。怕万一让agent感到
烦了，看到真想买的，他可能态度也不那么耐心了，但那时也不能再换agent了。
言归正转。因为我有上面所说的心里压力，就想如果在网上看到合适的，能不能先直接
跟listing agent联系一下，去看房子。这里就出现一个问题：
问题一：找了listing agent看房，同一房子还能再找自己的buyer agent吗？还是说
listing agent给我看过房，那原本可以给buyer agent的3%commission就不能再给了，
只能请他当 dual agent了？

1. Dual agent ‘可能’会给更多的rebate。当然这个要case by case, 如果他不给，
和用buyer agent比也没啥坏处。我们谈过的一个dual agent同意给2%的rebate as
cash。
2. 如果有人跟你出一样的offer, dual agent有更大的动力说服卖家接受你的offer。
坏处呢，google了一下午，也没看出有啥坏处，倒是一堆一堆的文章，说不该用dual
agent, 唯一的理由就是，'not representing your best interest'，在我看来根本不
是啥坏处，因为我就没遇到过能代表买家最大利益的buyer agent. |

我应该用1040NR，作为“dual status return”， 用1040 作为“dual status
statement”。
在1040NR里面说，如果没有Gross income，就不用填1040NR，直接提供免税条款和免税
数额就行。
我没有Gross Income，在美国2010年得到的钱在5000之内，所以都免税。W2 的第一个
box 是空的。
现在，以我dual status的身份，没有Gross income，是不是就不用填1040NR，那么
1040也就省了？我也没交税，也不期望白拿钱（即使填表也拿不到一分钱）。
我现在在国内，邮信件不方便，我这种情况，是不是可以2010年不报税呀？如果不报，
以后会有什么麻烦？

看到很多人的做法是file extension，等到2012年5月能通过2012的183天substantial
test之后，能够使2011年也能按照resident alien来报。
问题是，2011年是算以下哪种情况？

First Year Choice，希望2013年按照Dual Status办理. 已经file extension，现在打
算报税了，不过还有问题不明白。
今年到现在通过substantial presence test后，2013年可以按照dual status对待，我
来美后到现在一直没离开过美国，也就是来美后的所有时间都可以当作resident alien
对待，2013年以前是nonresident alien，没有与美国相关的收入，不需要报税。
我的问题是需不需要申报来美期间的中国银行账户和利息收入（填报FinCEN Form 114
）。按照FinCEN Form 114的要求，美国公民和resident需要申报，这里的resident跟
报税用的dual status 里面的resident alien应该不是相同的认定吧？
我第一个理解是，虽然报税的时候我使用了dual status,可以把来美后的时间当作

Dual agency is a joke in principle.

发帖数: 700 | 45 如果你已经和上一个agent递过一两个offer, 整个过程都比较熟悉了。 我觉得用dual
agent是个不错的方法。
不管如何和agent沟通， 基本上agent都不大能名字你所喜欢的放西是啥样。 有时候在
看见房子之前，你自己都搞不明白。现在网络信息都挺发达， 自己在网上看到中意的
再去看， 就节省了很多时间了。
另外下offer的时候， 自己要写一封信， 详细阐述下你为何下这么多钱的offer, 找一
些最近卖出的房子做比较， 说明你出的价格合理。 再找一些市场上的房子做比较，给
卖家一定的压力。
还有一个比较重要的一点就是谈价了。 用dual agent并不意味着你能省一般的
commission.但是我们可以通过谈判的技巧获得一些利益。 因为是dual agent,他比你
还怕生意作不成。
再你开始给了offer, 卖家counter之后， 你加钱速度不能太快， 尽量试探出卖家底线
。 然后在卖家底线8000-10000的区间下一个final offer. 卖家不太可能让你这么多，
如果agent很想促成这笔交易， 就会添一部分钱促成你们。

欢那个房子,就无所谓了
dual agent的坏处的根源在于利益冲突,因为无法为你100% advocate,他还需要照顾
seller的利益,但是这也是为什么dual有好处,他两边要考虑,更容易成交 |

agent, 他不能给双方任何price negotiation 的意见，我们愿意下多少都可以，他只
负责转达。
至少从我的经验来看，dual agent绝没有不许下offer的情况。
