和住的的期间人都挺好的,很随和. 但是我走了后故意躲开我不还deposit.
我是去年底搬走,留了点东西在他家,说稍后来取,也同意了. 走了后问deposit的事,女
房东说等你下次来取东西的时候给你.过了几天我回去取东西,不能一次性带走,问了可
不可以再过一周来取,说没问题.走出门了才想起deposit的事.打电话给房东,他让我给
他bank account,我也照做了.但在这之后,无论是电话还是email,全部没回.一开始我还
以为他回国过年了,就一直等.期间也有打电话发email,自然是无回音. 过了2个多月,我
实在等不下去了,就直接到他家去.按门铃,听到里面有人,但是没人来开门.之后打电话
给房东,电话响2下就转语音信箱,明显是挂掉的.于是我在他家门口等了半个小时,刚好
碰到他回来(从他的行动估计应该是回家不是出去).跟他拿deposit和东西,他直接带我
去地下室拿东西,一路上说你房里这个破了那个没清洗,要扣各种费用.他还我东西后就

在Craiglist找的房子，从一个中国人G手中租的房子，月租~$500. 他不是House Owner,
但他还是拿了Lease来让我签，让我交了一个月的房租作为Deposit。
今天和正好碰见房东，闲聊时老美房东不经意间知道了我的月租，房东告诉我我的房租不
应该高于$400. 知道受骗之后，很生气，就立刻搬了出去。我房租已付到1月31日，不知道还有没有要回Deposit的可能。

我租住的地方，房租$825住了两年了。deposit有$825。最近新找了房在同一栋公寓楼
中，需要搬出旧的住处。提前了一个多月通知房东。我们把三月的房租交了，准备31日
搬出。
搬家过程非常长，长达3周。在搬家过程中，房东在异地，要求照照片以便他打广告。
而我并不愿意，有隐私关系，也有搬家太乱的关系。但房东非常不爽。
后来，就想招数想扣我deposit。
1.他写信说，物管带人参观，说房子是disastor，要扣deposit。其实我很冤枉，因为
我正搬家中，能不乱和脏么？我回信说我会请清洁公司来做卫生的。
2. 在一封email中，我讲到我很忙，不能在家接待看房子的人。他又回信说，他如果有
损失，要扣deposit。而事实是，我已经授权物管在我不在家的时候来看房了。我在不
在家跟他房子能否租出去没关系啊。

我记得很久之前看见mit上有人讨论说有些公寓不收deposit，后面有人跟帖说如果收了
deposit，到最后搬走起纠纷的时候，你因为有钱在公寓管理处的手上，可以去告对方
，比你没有deposit比任人宰割要好？
是1,2年前依稀看见的帖子了，具体内容不太记得了，就想问问大家，是不是租房子要
交deposit好点，哪怕只交100块钱的那种？

们想赖掉deposit的原因。但应该有可以保护我们的机制吧，要不美国流动这么大，异
地要deposit的应该很多，尤其那些deposit１，２千的，在版上见过原来owner随便扣
租金的，但很少象我们这样，说我们很好，所有deposit都会在一个月内退给我们，然
后在也不接电话，赖掉deposit的，这就３００＄，我们也不想太费劲，但也不想就这
么放弃。
我现在也是经常打个电话给他们，但从来都不接 （这就是我觉得他们要赖掉deposit，
故意不接电话）。因为我们虽然１０月６号搬出来，但lease是１０月底，所以就是他
们也许有借口说lease完１个月内才退deposit，那我就等到１１ 月底，他们也没有借
口了

入住的时候房东要求交第一个月房租, 最后一个月房租,还要求交deposit(一个月的房

马上要搬家，从landlord的态度判断，她可能要黑掉我们的deposit。
屋子保持的很好，只是墙上有一些地方被自行车把蹭黑了。想买一些涂料涂上，然后照
相留底。
因为lanlord之前和manager配合，搞一些小动作要提高房价，所以有些不愉快。现在
landlord要在我们搬出后一两周才还deposit，合同上没提多久还deposit。
1.不知道还应该做些什么准备能保住多一些的deposit。
2.墙上是国内刷的那种大白，不知道应该买什么涂料好 |

她给我写的email提到：
“There are generally 2 "good faith" deposits, the first goes along with the
offer. In this price range, I would put up a $2,000 first deposit, then a
second deposit of $6,000-$8,000 which would be due in about 14 days after
the execution.”
这个房子大约28万。我觉得这个deposit好象太高了。

一个daycare，老大上这个daycare的afterschool，老二上这个daycare的preschool。
今年因为整个城市重新划分校区，老大被分到新的学校，这是个全新的学校，而且还有

500 deposit 就是预先交的appraisal fee，mortgage broker lock 利率是不要 cost
的， cost 是 appraisal fee. 有些mortgage broker怕客户跑掉，就要求先交这个
deposit， 其实就是appraisal fee.
No closing cost loan 是由 mortgage broker 来 Cover appraisal fee 的， 如果他
们真心给我像承诺的那样是 No-closing cost loan， 就不会后来找我要 appraisal
fee.
不熟的人当然收 Deposit, 但是如果熟人肯定在她那里做的，是可以先不交 这个
deposit的，反正也不会跑，反正以后还是 Mortgage broker cover. 不先要Deposit就
是个方便，反正到时候他们得付的。
有Mortgage broker利用deposit来捆绑“abuse”客户，我所知道的有两例， 但是就不曝光了。

两年前的一个深夜我的单身公寓被broke-in。我当时在卫生间洗澡。不想说细节。总之
经历非常恐怖(可能被rape或者murder的级别)。所幸我大声呼救，吓退了匪徒。
（没有办法辨认匪徒，因为他头上戴了面罩。我大声呼救的时候，他还用手来捂我的嘴
。我咬了他的手指。后来学校安排给我的心理医生说他应该不是career criminal，否
则我可能不会这么幸运。）
之后立即搬走了。（学校很好，提供了免费的住房直到两个月后答辩毕业－－我那个时候
正在写博士论文。凌晨4点多的时候去警察局录口供，研究生院的dean还来看我的。）
要求房东退回deposit，理由是他没有提供secure living environment。他反咬一口说我搬走没有提供正当理由，并且要求我付荒谬的300美元 cleaning fee. 罗列的cleaning services当中竟然包括了disinfection. 不过我搬家，打扫完卫生时拍了照片。希望这些照片有帮助。

发帖数: 1226 | 49 我们之前租的房子，房东说由于我们弄坏大理石的厨台（确实有油渗进去，但
countertop公司员工说除了美观无其他影响），而拒绝退还全部deposit，说要将
countertop全部更换。争执了大半年都没解决好，说赔偿部分清理费用也不成，大约也
因为这样房东一直没有进行更换。最后我们在学校请了法律顾问帮忙，大概最多3天，
就让房东一点脾气都没了，退回了全部的deposit。
感觉大部分法律还是偏向租客的，如果可以的话，建议去问问能够提供这样免费法律服
务的地方，比如学校的法律顾问。
另外确实deposit应当存入专门的账户，这一点你可以关注。
还有就是多少天之内必须给出维修清单，退还剩余deposit，并给出维修等的账单。各
州不太相同。这一条在伊州好像可以要求赔偿双倍deposit。 |
