如果贷款用jumbo的话, 风险就大了 。 虽然说等付够到refinance成super
conforming
的时候能把rate降低, 等到417k的时候再refinance成conforming的。
但是要是在等待的过程中利息上涨了, 那就没法子换成比4.25%更低的利率了。
要是还按照30年付清的话, 借jumbo loan的人要多花十几万才能付清。
所以现在买房的人, 如果downpayment不够把贷款控制在625k以下的,
会多花不少钱在利息上。 看起来大部分买新房的, 会舍弃watermark而选择
pacific highland.

利率肯定会涨,因为现在的conforming和jumbo conforming,F2是市场上的唯一买家,
这是当政治任务完成的。银行的人自己都说,这么低的利率,如果银行自己做100%赔钱
的,正因为F2买下来,银行没风险才会做。
F2私有化,就不可能明知赔钱也去买这么低利率的loan,所以利率肯定要涨。
但利率涨和房价跌没有必然联系。历史数据也没有显示其有联系。比方说从1968年到
1990年加州只有一年的房价是跌的,但是大部分年间利率是涨的。
此外,最近10年实战情况来说,03-07年加州地产狂涨,同期利率也是涨的,07年到10
年,则是反过来,大部分时间,房价和利率一起跌。
利率涨会降低人民群众的affordibility,但影响affordibility因素并不只有这一个。
房价本身的因素更重要。
实际上,房价跌后,利率会跟着跌,这时候会有一段一起跌的时间,反过来,房价开始
涨的时候,利率也会跟着涨,这时候会有一段时间一起涨。这个似乎更符合实战的情形。

如果是purchase Loan, 你要注意closing cost 的差别, 如果是Santa Clara County
的旧房子, 因为Title 部分的cost 大部分是Seller 出, buyer的部分跟refinance
差不多,$3,000 左右, 你可以No points, No costs 拿到最低利息。
别的County 无论新旧, Closing cost 要 $5,000-$8,500, depending on Title
company, loan amount and purchase price, 所以, 为了拿到最低利息, 你要
付closing cost -$3,000 的差价, 或者, 提高点利息, 也可以做到 cover 所有
的Closing costs.
其实, 如果是Conforming Loan, <$417K, Primary residence, 5/1 and 7/1 ARM
都是很好的选择。如果是Super Conforming, $417K-$729K, 你如果有25%
downpayment,

conforming贷款上限417k,往上面就是super conforming。不过现在利率低,两者差别
不是很大。
