loan amount很低?我9月初close的refi, super conforming 5/1 ARM 才2.75%
这个3.25%太高了。
你大概是9月初lock的吧,那个时候super conforming 都不过3%左右。

你说的其他我都同意,但说到jumbo conforming降十万有影响,是对这个档次的看房硅
工的侮辱。。

有房子还要买二房有多少?比方说Zuckerberg就已经买了房子了吧。。。我看jumbo
conforming降十万影响到的购买力都比FB IPO大。
求就足够支撑房市了。只不过这样的说法不够dramatic,起不到忽悠的作用,不能驱使
跟风的人们去疯狂bid,尤其是集中bid一两个地方(比如Palo Alto),所以agent们不
用这个story。

更正如下:
刚刚agent给我打电话了,人在中国。答复是一个星期后灰美国后会把104刀退给我。
这里先向该agent道个歉,之前言语不当之处很抱歉。
虽然这次refinance问题多多,有些问题并非该agent本人之误,或许可以归结
为我运气不好,以至于迟迟不能close. 能拿回104刀,对自己也算说得过去了。
谢谢本版,让我发这个帖子,也引起了该agent的注意,并得到答复。
原文如下:
此人不知道从哪里得到我的信息,一直给我发信(如下)。正好我要做refinance, 就
打电话过去聊了聊,觉得人还比较诚恳,就找他做了,结果问题重重,这里先不说了。
现在loan close了,他的几千刀也赚了(1%),之前还有点问题他还没有答复我的,
现在找他,好几天了,写邮件,打电话,都没有回音了。都是老中,虽然找他做loan,
让我现在很后悔,看在同胞的份上,吃亏就算了,现在玩失踪,是不是太无耻下作了些?
湾区哪位跟他打过交道的吃过苦头的,请跟我联系。

没有公布你的真名实姓, 我也不知道你是谁, 不存在侵犯客户隐私的嫌疑。
但是,今天确实 有人找我要 没有permit的, super conforming loan, 30 天close的
, 5/1 ARM—2.25%, no points, no costs., 我说我做不到, 这种明显骗人的勾当
, 我老不屑为之。
我在这里重申, 没有Permit, Super conforming, 有限的可以做5/1 ARM或 7/1 ARM
的 lender, 没有45 天是不可能close的。 还敢报5/1 ARM, 2.25%, no points, no
costs,更是痴人说梦。 我就不知道是何方人士那么技高人胆大, 还是明显的欺骗客户?
这种没有permit的 super Confoming loan, 而且30天必须close 的case, 我们只肯
接 30-年固定, 3.5%,no points, no costs. 因为是 Holiday season, 还要动用
银行的高层, 特殊审批, 才有可能在30天之内完成。

是不是你的case我不知道。
但是,我只是借你的帖子给大家提个醒, 没有 permit,super conforming,
purchase loan, 必须30天close的,我们只敢做 30-年固定3.5%, 或15 年固定, 2.
875%(如果income OK的话)。
这种没有permit 的 super conforming loan,必须30天close的, 我们不敢也不会接
5/1, 7/1 ARM,不存在店大欺客问题。
如果非要我们按5/1 ARM, 7/1 ARM 给做, 就是砸店了。

Based on today's rate, for conforming and super conforming loan, ARM rate is
about 0.625% lower than 30 yrs fix.
If you don't plan to hold your house for long time, of course ARM will be
much better than FIX program.
But if you do wanna keep the house, then 30 yrs fix is better since the rate
is sort of low still, though it is not the lowest.

看到几个每天quote利率的agent貌似只发布conforming和super conforming的信息,所
以不清楚他们是不是也做jumbo loan。有些银行或者credit union也有lending上限。
想问问看jumbo的loan一般去哪做比较好?刚开始看很没有头绪,目前只是想到四大行:
BOA,Wells Fargo, Chase, Citi。另外问一下如果想做pre-approval,loan agent可以
做吗?还是只能从银行做?多谢!

这样比较意义不大。利率多少要根据你的:
- 房屋类别
- 自主还是投资
- 贷款额度
- LTV
- 信用分数
- 重贷还是买屋
等条件来决定。单单一个利率根本无法说明问题。
就今天的市场来说,最好的7年可以拿到:
3.25% for conforming loan
3.5% for super conforming loan
which are based on the LTV 75%, FICO 740+.

If you have jumbo loan ( loan amount > 625K), usually WF/CHASE/BOA might
have better rate comparing to wholesale broker. If your have super
conforming loan or conforming loan, wholesale lenders will have better rate.
retail lenders such as WF/CHASE...usually charge you fees but whole sale
brokers can provide no point no fee loans for you.

如果是conforming, super conforming, DTI最高可以到49.9%, 对reserve要求比较
高, rate没区别。
如果是jumbo, 每个lender对DTI要求不同, rate会差别很大。

弯曲只要收入够高够稳定, 10%的首付也可以买百万的房子
经常有人买房首付不足20% 的情况,但首付至少要有5%, 很多美国人其实首付也就是5
%或者10%, 在这里给大家分享一下解决办法:
1。 可以直接做,要付PMI, 就是交保险,和贷款额度及首付有关。 PMI可以从几十到
几百每月;
2。 可以做LPPMI, lender paid PMI, 利率会比一般利率高 0.25% 左右。但并不是每
家银行都做,只有有限几家银行接受LPPMI; Wells Fargo, Everbank, CITI do have
10% down loan program.
3. 做两个loan, 一个80% 的大loan, 剩余的做成HELOC. it is called piggyback
loan, 80/10/10, there is a lot of discussion in Zillow about it, you can
google, many mortgage broker can do 80/10/10 piggyback loan.

确切的说conforming loan limit是424,100.
> 636,150是jumbo loan.
>424,100和<636,151是high balance conforming. DTI可以最多到49.9%.
jumbo loan的DTI一般是43%, 最大可以到55%.

各大银行的比前两年少很多。你偏要跟其他银行抢jumbo loan,被各大银行揍的满地
找牙,还不服气,为了强调你所谓的in-house underwriting,前几周虚拟了一个
purchase loan说“某南加银行”要做60天,南加的underwriting能和北加比吗?
再说哪家银行不是in-house underwriting?
只有你们jumbo loan要卖给银行,贷款需要exception的时候需要银行
underwriting,别的银行的贷款会让你们googain underwriting吗?

买房首付不足20%的一些经验分享
不少朋友觉得我的买房finance经验挺实用,贴出来给大家分享一下。
有钱的同学就pass吧。
下面的办法根据手上cash多少实际情况,按需依次适用:
1) 推迟到买房以后报税,2周左右就能拿回 $8000 tax credit
2) 找能返1.5-2个点的Agent
3) 尽量做conforming loan,这样Agent rebate可以算到首付里。降低首付压力,
另外容易获批,利息也低。
4) 找自己的401(k)贷款,一般能贷50%左右出来,大概几十块钱手续费,
自己付给自己利息。
5) 找朋友短期(1-2月)融资,首付付到417k以下,然后马上找接收90%负债率
的银行做HELOC,从HELOC里拿钱出来还给朋友。比如 Seattle BECU.

House price: 550k
Cash: 40k
Self 401(k) loan: 30k
Buying Agent rebate: 11k (2% rebate)

請問大家都收到shipping的conformation了嗎?
我當天就有收到order的conformation,然後就一直沒有動靜,今天發現卡上之前扣的
顯示pending的錢又回來了,是不是代表order取消了?在他家帳戶里還是顯示Released
for Delivery...
