但平静中也有热流在涌动。多伦多地区的 Condo共管公寓的销售承接着前段时间的火爆，在其它房屋类型销量下降的情况，犹如一花独秀，依然吸引着大量的人流进出这个市场。
Condo共管公寓的销售依然一枝独秀
大多地区著名的Condo市场研究和顾问企业Urbanation 的编辑和执行副总裁Ben Myers 最近证实，虽然2010年第二季度销售的5千多套新共管公寓成绩比上一季度稍有减少。但这一销售成绩仍然成为大多地区历年第二季度销售成绩最好的。
今年第二季度的新上市共管公寓的销售数量几乎是受金融危机重创的去年同期的六倍，令人吃惊地增长了491%。但大多地区共管公寓的平均价格只是呈现平缓上升，只从去年第一季度的每平方尺(PSF)418元上升为443元。而目前待售公寓的平均价格平均叫价达到了每平方尺509元。

标 题: 求问 我这种情况该买condo吗

现在工作工资不高 未来2-3年会在这边。现在租的apt 2室2卫的大概900尺包水取暖一
个月￥1300 多一点。我在考虑是不是要买一个condo会比较好。因为3年的房租就要
45000左右了。这一个一个从110-130k能找到不错的两室两卫。三年下来基本上就半个
condo白扔了。
我的考虑是贷款买一个然后住个三年以后的话就出租 。我们这边还是比较容易租出去
的，一个月租金大概有个1200左右相对轻松。这样我首付2层的话一个月只有还款600左
右。HOA具体多少不知道可能200左右吧。
不知道我的考虑对不 买一个合算不，主要考虑到3年的房租不是个小数目白扔了可惜。
不需要考虑学区的问题。

看中一个Coop，正在谈价钱。现在卖家的counter offer的价格跟正常的Condo价格相仿
，我的agent本来说coop应该比Condo低5到10%，但是在卖家说这是best and final
offer之后改口说这个价格not unreasonable。所以请教一下版上各位这两个的价格应
该有多大差别呢。对我本人而言Coop的主要问题是不能出租，在这个经济环境下实在不
敢保证会不会以后离开Boston，所以必须要考虑resale的问题。多谢各位。 |

发帖数: 1230 | 42 CONDO让租吗？别听agent的，要去问CONDO的board，很多CONDO要出租都受各种限制。
维修预算不只500刀（请人通一次下水道就两三百刀了，你还要考虑房屋内部的折旧、
翻新），还要考虑保险的费用，不能过于乐观的无视空置率1个月。我觉得实际税前
RETURN估计就3%左右。 |

。现在LD马上毕业正在找postdoc，当地没有他可申请的需要relocate；我还有不到一
年毕业，毕业后去他工作所在地找postdoc。我们不知道现在自住的这个小condo是留下
来租给学生，还是直接卖掉省了异地管理的麻烦好？
3年多前condo买入时4W3，现在zillow估价4w8。我们去年刚换了新A/C和热水器（旧的
寿命20多年了，坏了），自己安了living room的laminate和厨/卫的vinyl，能否卖的
比zillow的估价高呢？
HOA很贵要300刀/月（包水垃圾和cable），年税750刀。假如出租，租金大概能700-800
刀/月左右。
（我不太懂，自己计算是：700*12（房租）-300*12（HOA）-750（税）=4000刀/年？自
住时没有保险没有维修，都DIY解决下水道电器灯泡等各种问题，所以不知道要怎么估
计这些。）
不知道判断是租是卖还需要什么信息？新人完全刚刚入版学习，真诚求教。希望各位前
辈能够不吝指导。

现在工作工资不高 未来2-3年会在这边。现在租的apt 2室2卫的大概900尺包水取暖一
个月￥1300 多一点。我在考虑是不是要买一个condo会比较好。因为3年的房租就要
45000左右了。这一个一个从110-130k能找到不错的两室两卫。三年下来基本上就半个
condo白扔了。
我的考虑是贷款买一个然后住个三年以后的话就出租 。我们这边还是比较容易租出去
的，一个月租金大概有个1200左右相对轻松。这样我首付2层的话一个月只有还款600左
右。HOA具体多少不知道可能200左右吧。
不知道我的考虑对不 买一个合算不，主要考虑到3年的房租不是个小数目白扔了可惜。
不需要考虑学区的问题。

想请教一下大家。我是非常喜欢租房的，租房子东西坏了公寓的管理人员买上就可以修
。唯一的不好就是公寓每年涨房租，住几年就必须搬家，很麻烦。
打算买一个离工作近的小condo，算了下每月管理费+地税比我现在的租金少几百块吧。
估计现在这种20年旧的condo将来也不会升值。而且东西坏了要自己修。。。
有什么意见吗？ |

现在我租住在一个私人的condo里，跟房东签了lease, 到今年十月才到期。
昨天，房东突然告诉我他付不起mortage了，要short sale这个condo. 房东还说我还可
以接着住，因为short sale 需要银行approve, will take 6 months or longer.
我现在不知道该怎么办。肯定是要找新地方住了。但是我想等到三四月天气暖和了再搬
。
我的问题是:
1.如果房东short sale的话，现在这个房子还是房东的吗，我还要把房租交给他吗？
（理论上是不是房租属于银行？）当然，我肯定会交房租，只是不想被骗。
2.我有$1500 depositi 在房东那里。 房东现在欠银行钱，将来肯定也没钱还我的
deposit。我想通过少交下面两个月的房租把deposit抵 |

但是condo相对house来说要交的固定费用比较多
有人知道除了association fees 和地税还有别的什么费用吗/

The house price is $300K-$500K, OR HIGHER.
While the condo is much cheaper, like $80K-$150K.
有人考虑过买CONDO赚那8000块退税的么？
Right now, no one knows the real state market is stable or not.
If the market will decrease another 25% in next few years.
The price decrease of Condo usually should be faster or slower than the
house?

condo building要整体装修了，里面加个gym,加个公用的沙发了，吊灯了什么的。所以
还是买house好。 |

，要价30
万，包车位。但是一楼将会是商场，现在还在装修。
我们现在很矛盾，一方面房子的朝向，大小和位置都很理想；另一方面我们是第一次买
房，对于
condo的优缺点，以及这种mixed use的楼盘都不是很了解。晚上大概搜索了一下，有人
讲这种
condo可能环境会不好，贷款利率高。
