该公寓地处某TOP１０城市中某大公司街对面，可走路上班。 该公司每年招很多新毕业
学生，刚来没车的，再加嫌油贵的，目前一般不愁没人租，租金一般在１０００－１１
００之间。面积８８９SQF，２室一卫，30年旧，小区中有网球场，桑拿等设施。目前
售价＄２１万（＄２０万应该能拿下），首付１０％，贷款３０年利率大约６％，每月
MORTGAGE＄1079。 我算的现金流如下：
收入：1050
减费用：
CONDO FEE＄２００／月，包括insurance
MORTGAGE：＄1079，只算其中利息９００左右,本金部分不算成本
PROPERTY TAX：１％X20万／１２＝＄166／月
日常维修：目前估＄100 ／月
NET 现金流： －＄316/月X１２＝－＄3792／年
但是这个房子的亏损是可以抵税的，在算TAXABLE LOSS的时候，还能加进去房子的折旧

房间已经空出来了，可以马上入住。
这个Condo是法式风格独立结构，两层，四户，我的Unit在二楼，带全封闭车库，可以
放很多东西（自行车、箱子等等）。有中央空调。有阳台，后面是高尔夫练习场，大树
隔开，很private, 很quiet。前面朝向社区小街，但是有四户的车库和四户共享的洗衣
房分开，亦很安静。有WiFi，HDTV，DVR，HiFi，AppleTV，有沙发和餐桌。空出来的卧
室需要适当家具。
搬出去的室友过去交的房租是$750，我们共同支付电费，Internet+Cable。需要交押金
，具体可以在签lease的时候问房东，应该是相当于一个月房租的部分（$750）。新
lease应该也不需要很长，目前是month-by-month。
大致方位是Wolfe 和Maria Ln，Sunnyvale，距很多大公司（Google, Yahoo，Apple
etc）都在20分钟以内。附近生活也很方便，华人超市99 Ranch 5分钟，Costco, Frys

昨天，房东突然告诉我他付不起mortage了，要short sale这个condo. 房东还说我还可
以接着住，因为short sale 需要银行approve, will take 6 months or longer.
我现在不知道该怎么办。肯定是要找新地方住了。但是我想等到三四月天气暖和了再搬
。
我的问题是:
1.如果房东short sale的话，现在这个房子还是房东的吗，我还要把房租交给他吗？
（理论上是不是房租属于银行？）当然，我肯定会交房租，只是不想被骗。
2.我有$1500 depositi 在房东那里。 房东现在欠银行钱，将来肯定也没钱还我的
deposit。我想通过少交下面两个月的房租把deposit抵回来。不知道这样合法不？
