钱倒是付的很痛快，但paypal显示是unverified。而且，付钱的人名字跟邮寄地址
的收件人名字不一样。
请问这种情况
1.是不是要先拒绝接受付款，等对方confirm address之后，再重新付款完成交易？
2.还是先不拒绝付款，等对方confirm address后，可以点接受付款继续完成交易？
不确定，confirm address后会不会显示在现在的付款信息里。还是只能重新交易才会
显示新的地址。

买家的底牌怎么能给别人看，不然 seller 看到了，岂不是要榨干 buyer 极限？
这个是 ebay 的竞价系统设置。 你怀疑的 seller 自己 bid， 也不是没可能。不过这

背景：千老转cs，半路出家，感觉跟科班出身的大牛有很大差距。
A家朋友refer，电面通知的email里面是个烙印名字，真正面试的是另外一个烙印。。

上来烙印先介绍他自己，做ad key words biding这个方向。然后问我一些简历上的问

然后java 基本问题， polymorphism， BST vs. HashMap (复杂度以及他们不同的应用
），inheritance vs. composition (composition答的不好，有印象，但是很模糊了）。
coding （大概不到45分钟） : 给我介绍了下扫雷，让我写初始化扫雷游戏的code。。
。。。实在没料到会遇到这个题。完全没准备，只好临时想了。用了一个2D int array
做grid,然后code主要是两大块： 随机布雷，然后再算非雷空格应该填的数字。第一块
写出来了，用了math.random()方法，第二块没时间写完，不难，但是特别繁琐，好多

full price 出手（当然都是不错的房子，呵呵），biding是常有的情况，弄得我们心里很不安，感觉讲不下来价似的。
好在夏季我们也没有买到，agent 九月初打电话安慰我们说房子会渐渐降价，新上市的
房子更不敢开高价了，我们心里稍微平稳。
于是这个八月份房价最火的时候没有卖掉的房子降价到我们的价位范围了：2 stories
colonia, 4 bedroom, 2 bath, formal living ,dining,family room, sunroom, 2 car garage, full basement
with vinyl floor, 0.5 的地。又是很popular的区，我们联系上agent马上去看房，房子不错，

on some past sales, current listings and cost to build. Some appraisers

发帖数: 3323 | 29 lz, 一到六，都是必需的，曼哈顿买房子，这些信息没有，对方都不会考虑你的。
第七条可能你没有用代理，对方也不了解你，所以需要你写一个，如果用代理，双方都
会聊一聊，seller agent主要是想看买卖的确定性，比如你是不是A buyer，就是诚心
买房也是需要马上买的不是随便逛逛的， 第二，你是不是board passable， 一般多个
offer的情况下，在纽约不像加州，一般是最合理的价格胜出，所以这边的market 比较
efficient。
另外mortgage banker和律师都要找好了，进入contract非常快的，尤其是有多个offer
的情况下，很多时候就给你五天，五天你不能sign contract，10% 定金付好，第二个
standby的就要顺位上来了。
还有房子看你喜欢的程度，如果一般，你就给一个你觉得合理的价位，如果你特别喜欢
非买不可，有经验的agent都不参加biding war的，就是在bidding war之前拿下，比如

再这样下去吃饭都成问题了。但每次听到Boss跟人家打电话，都说自己刚刚去哪哪儿出
差，在谈一个多大多大的项目，我们之前跟多牛逼多牛逼的公司合作过，听上去顿时觉
得这公司有实力有前途。
虽然这些话不是在说谎，我们的确参与过几个大型的biding project，但很多时候是作
为那些大公司的陪标，真正中的屈指可数，而且有的都是n年前的事儿了。我们也的确
间接的跟一些大公司合作过，但那真的是不知道多远的关系，也只能说是勉强沾的上边。
我们员工了解实际情况，所以每每听他打电话讲到这些的时候都特心虚。甚至有时候客
户来访，他当面也能讲的头头是道，把客户唬的一愣一愣的。我很好奇，是不是当老板
的吹起牛来都不心虚的？
不过这大概也是为什么他能当老板，我们只能打工的原因吧。 |

head of "at-large election", as opposed to district election. A Taiwanese
voter casts two ballots (besides two other ballots for two referendums)--one
for the former and the other for the latter.
Why is he not speaking? Well, he was elected but not inaugurated yet (which
will be in February). Without the immunity of a legislator, he can be easily
sued for defamation. So he is biding his time.

一个是会包装，要抓住可能购买人群的需要，把房子的优点最大化的展现出来，专业的
摄影和家具摆放和烘托气氛装饰，以及对房子细节的描述都很重要。购买行为受情绪的
影响很大，房子在感官上让买家心动，是带来出价的一个因素。
再一个是定价，现在是卖方市场。房价定的恰到好处，让你的房子有竞争力，可以吸引
买家竞价，产生biding war, 对卖方有利。
另外最重要的一点是房地产经纪把你的利益放在第一位，不要为了尽快卖掉，或为了拿
到买方的那份佣金把你的房子送人情。还要善于把经济状况不够，漫天砍价或是在验房
后无理讨价的买家替你据之门外。麻州的中介费多数在5%，但没有必须。

我也来说说犹太人。犹太人自古就是middle man, over achieved minority。
为什么美国是犹太人的天堂? 我看是两个原因
1. separate government and church。 犹太人在欧洲受到的压迫，绝大多数都是打着
宗教的旗号。这也是为什么犹太人支持Dem的原因。没那么religious。当然有兴趣的可
以去check一下60年代前的扎根南方的Dem有多少犹太人支持。我不知道。
2. 美国是money govern的国家。money buys everything。或者说市场化最彻底的国家
。这样犹太人才如鱼得水。
从犹太人对比华人，同样也是over achieved minority。一代洗盘子，二代
professional, 三代就医生律师了。
板上很多人似乎还怀有伟大的无产阶级情怀，致力于解救广大劳苦大众。不管你在国内
