actually did the work on my case) a strong recommendation.
My case was absolutely week. With a phd in a field naturally came with very
low citations. At the time of my application, I have only 3 papers (although

cutoff date movement for Eb2 I/C. Attorney said lot of Eb3-Eb2 porting would
be rejected due to lack of 4 year bachelor degree or lack of 2 year Masters

其次，多大程度上有必要雇佣独立的buyer attorny? 价格一般需要多少钱？
最好，title search部分，我被告知我只将拿到一个certificate of title search，
能保证从现在到closing期间的title issue （closing之后就是我的owner title
insurance)，但是我不会有什么tile search report。这个正常吗？ |

first the attorney will draft a POA for you and in my case, the two pages
charge me 75USD
second, you email the POA file to your spouse

的公司条
款上说如果有25% of the purchase price, I can terminate the contract. 但是我觉
得这个percentage 也太高了吧。不知道大家怎么写的这个条款啊！

，所以我们希望律师在他的review letter尽量帮我们争取。可是现在在attorney
review阶段感觉我们的律师没有起什么作用。他先准备了一份review letter上面列了
一些标准条目，然后问我们，我们说应该加上什么什么，他就加，我们其他不知道的他
也不给建议。我们第一次买房，很多东西都不懂，所以更加希望律师能给我们提一些专
业建议。可是问他他也没有什么建议，总说可以可以。我给他写信发过去我们的意见，
当然应该他再加工一下然后以他的名义发给对方的律师，可是他就直接把我的信转发过
去，觉得要他根本没用，感觉一点都不专业，很敷衍的样子。不过听说律师在买房过程
中也不会起太大作用，所以不清楚是所有的律师都这样，还是我们这个不行。
我们虽然已经让他看了contract，他也和对方律师发过两次信了，但是我们和他还没有
见面也没有签任何雇佣合约，attorney review也没签字呢。这种情况下，想问问各位
有经验的人我可以换律师吗？会影响后面的进展吗？就是不确定他这种工作态度是否会

般都是标准合同，但可以增加条款以保护自己的权益。另外，inspection发现问题之后
，客人要有能力去跟seller argue。其实，即便有律师，很多权益也是客人自己挣回来
的。title公司可以自己找，title公司可以负责settlement的。
因此，在有些州确实不一定要请attorney。 |

班后发了一封信给我们的律师。星期五晚上我们从buyer's realtor那里知道attorney
review结束了，而我们律师是星期一告诉我们。我想请问这个inspection的第一天是从
上星期六算起，还是这个星期一开始？至于deposit是一定要在规定时间内交出去，还
是等inspection之后的再一轮议价结束后再交出去？现在inspector不好约，原本朋友
推荐的那个全满了，要等到下个星期，换一个贵不少也只能提前一天。不知道这个
inspection安排的比较晚，是不是只对buyer不利？谢谢。
attorney review耗时太长，烦的要死。很担心inspection后的negotiation会再扯皮，

很难接受类似的POA的，除非LZ在deed上。
比较简单的方法是让国内的朋友Power of a real attorney. 而已title公司和lender
对该类POA的要求很严，应该是那种无条件授权的POA。
一下3类比较容易被接受：
. Spouse not on the deed;
. Other individual on the deed;
. Borrower attorney. |

发帖数: 3523 | 43 说实话，要求看title的客人还真没碰到过。。。不觉得不能给客人看，只是觉得客人
也未必看得明白，还瞎担心。
比如，中国人重名儿的多，很多人search回来会有一些法庭记录，一般情况下律师会做
份声明说明那些都是错的，不关客人事，在closing的时候签一下就可以了。如果客人
在没有准备的情况下看到有那么多乱七八糟名字在自己的title search上，八成儿会不
停打电话给attorney要求尽快搞定云云。。。
title 相关的大部分文件，在做loan期间，都是跟lender有关系的，自然有lender把关
，borrower不需要担心。另外，如果客人有问题，连title insurance公司都不会批准
这个insurance的。
在closing之后数月，buyer attorney会把deed连同owner's title insurance的文件给
buyer。到时候看也来得及。 |
