total是四万多,apt的dedutible是25k,其余是保险公司付了,现在apartment方面需要我
付25k那部分.现在除了赔这25k,还有其它地方需要注意吗?谢谢
事情是这样的.刚搬进apartment不久,在做饭时,油起火了,本来也不是什么大问题,但我
见到火一紧张,大脑短路了,拿水一泼,好了,火没有了,但产生大量浓烟,报警器马上响,
同时洒水,直到消防员来才关了.但已经洒了很多水,在我楼下的两个单位也已经不能住
了.
最后我的apt厨房整个换了,楼下两个单位换了天花板,还有厨房部分cabinet,还有楼道
的损毁,还有其它的修理费用.
除了赔钱,还有其它地方需要注意一下吗?或者比如说apartment方面不再追究之类的文
件?另外,保险公司会找付它出的那部分钱吗?我需要对楼下原来的邻居搬走负责吗?出事
已经几个月了,但他们一直没找过我.

几处一点小渍,不zoom-in很难会注意.就说是stained throughout the unit了.我们又写信说原来
就不是很新,他们说是我们搬进去前新换的.
我们原来住一个apartment住了三年,地毯很脏,也没有要全换,就罚了两三百的样子,这
个apartment有eat-in-kitchen,都没觉得地毯有什么脏...
还有厨房的瓷砖,我们根本就没有看到什么能注意到的磨损,他们照了很大的zoom-in,就
看到上面有划痕了,还有两块间有一个小洞,我现在忽然觉得怎么好象我们原来厨房的瓷
砖不是他们照片里的那个样式的啊...
真是郁闷,以前我们住apartment都拍照片的,也没被黑过, 就这次般的太匆忙了,没拍,

今年5月份住进一个apartment，各方面还算满意
1个星期前，主卧室/主卫发出恶臭，
刚开始我以为是下水道水封坏了，可是通过隔绝排除法，我发现臭味来自主卧，而且特
象死老鼠的味道，似乎是老鼠死在空调系统，或者墙体夹缝中了。
忍受了3、4天后，我们向物业保修，那时候我们已经没法在主卧里睡觉了，我已经在给
物业的电话里说明了事态的严重，希望他们当天来查看。
第一天，根本就没派人来看。
第二天，我又给他们打电话，他们promise派人来看。

法庭上向judge 陈述你的观点，看judge是不是能帮你。从你的陈述看那个apartment manager是在按合同办事，
如果去court你赢的可能性很小。只能期望judge帮你减少一点而已。既然broke lease 就得except extra charge.
judge 不care apartment manager 是不是 push 你去renew lease. 他只honor 白纸黑字的lease. |

APARTMENT MANAGER，然后就搬走了。结果他们把房子大大维修了一番才出租，然后把
我们告上小额法庭，要我们付他们在房子再次出租前每个月的租金。我们今天去出庭，
结果APARTMENT MANAGER 没去。当时法官说就 CASE DISMISSED. 请问这种情况，接下
来会发生什么？这就算了结了吗？还是APARTMENT MANAGER又会找个时间再告我们一次
，我们还得再出庭？ 和她纠缠也是够烦的了。

今年收到账单400元维修费用。
1 发邮件给apartment office manager问具体是啥维修。回复说是carpet replacement。
2 要求manager提供evidence，具体是什么样的damage要replacement。
收到几张图片，一看其实就是地毯上的几块stain。
3 发邮件问manager，是否确实已经replace carpet了。 回复说已经done。
4 翻出入住时doc文件夹找evidence。发现入住时的check list上明确写着bedroom有
stain。
5 scan后email给manager，说入住时已有stain。
最后他们cancel了这个bill。
所以说，入住apartment时，任何问题都最好写清在checklist上。。。
keep所有的evidence。。。

reviews for apartments at Tempe and Chanlder are not so good.
I want a clean and quiet place that have good management and maintenance. My

方管理实在太差了。住进来的时候checklist上有很多需要立刻修理的地方，现在已经
两个多星期还没什么消息。搬进来的时候有点着急，因为当时已经住了十几天hotel,
人都快疯了。听了一个朋友的建议，给他们发了书面的notice, 5天的deadline。来之
前在mid-west的农村住了几年，apartment有什么问题，打电话后几乎都是当天就来修
好了。我已经差不多决定要换地方住了。
BTW, Tempe的hotel夏天倒是挺便宜。$40就能在priceline上bid到Sheraton，比租apartment的费用多不了多少。 |

大路都转了，没找到太多的房子，Mill Ave上似乎没有，中间的小路上好像全是house
，最后在broadway上看到2家算便宜的，2 bedroom最低也要$750/month，无promotion,
不包括电.是不是现在租房的房价差不多都是这样呢？

发现apartment基本都包暖气和热水.house里面的一层那种都不包,有gas heat和oil
heat.
现在有几个房子难以抉择. 请大家帮忙指教一下.
如果apartment$1600包热水暖气,
和house$1400什么也不包(gas heat),
另外一个house$1300(oil heat).这三个中间选择的话选哪一个呢?
要最便宜的就好了,因为条件都差不多.
house虽然月房租低,但是如果heat很费钱,算起来和apartment一样的话,就租apt了.
刚来Boston不太懂,到底这个heat和hot water一年大概多少钱呢,我平均到12个月算一
