do a no cost refi now and change your mortgage to a 5yr or 7yr ARM to lower
the rate within 3% then rent it out. you should be able to get a positive
cash flow and if you decide to sell within 5 or 7 yrs, you should be able to
make money. Boston is on its way to rise.

谢谢,我拿加州俱乐部的利率去和我的broker 谈,他说这是加州的,不算!你要能找
到东部的我才能给你一样的。
我的Single Family House, LTV = 79%, FICO = 800,贷款大于410K
现在手上的利率是
5Yr ARM 3.325%
7Yr ARM 3.875%
15Yr Fixed 3.875%
30Yr Fixed 4.5%
我觉得还蛮高的,和今天在加州俱乐部看得比起来,当然我知道加州俱乐部的是LTV =
75%
我本来想弄7Yr ARM的,现在看来居然和15年固定的一点差别都没有
不知道达人们认为我拿到的这个够好吗?

有的银行可以现在就开始申请了,有的银行则要等到120天以后才能开始申请。现在40
万的贷款(LTV<=75%,自住屋)可以做到2.75% with no cost了。

I m in CA, not GA. Just let you know that today's ARM is very good compare
to before. It can be 2.5% for 5yrs and 7 yrs ARM in CA. Check your local
broker for the rate, just let you know the trend.

Q2: do you need this extra $2500 or not?
Q3: what chance do you believe that the interest rate will go down below 3.

BTW, it only takes 5yrs for 1 to catch up, not 8yrs.

You can refinance from 5yrs ARM to 5 ARM program at any time, no need to
wait for 5 years over, as long as the new 5 yrs ARM program's rate is at
least 0.25% lower than the current rate for refinance benefit purpose.

there will be no capital gain tax for the 1st $500k and 15% for the part

如果你比较保守,而且预期5年内30yr fixed的利率不会比现在低,那么做30yr fixed.
之前听说有人做完5yr arm不安心不踏实,手边有点钱就放mortgage里面,可能正常的
消费支出活动也被打乱。可能是个极端的例子。

刚开问的时候是 2.75@15 fixed, 不过因为 closing is 47 days
ahead (> 45 days), 如果要 lock 要加 300, 我那时候问 seller
能不能提前几天, seller 说没法早搬, 所以没加钱 lock, 结果过了两天
可以免费 lock 的时候变成 2.875, 后来 seller 又要求提前 10 天
close, 气死了,白浪费了我几千块.
不过在最低的时候也 lock 了 2.25@5yr arm, 2.5@7yr arm, 但后来
我们还是决定用 15 fixed.

That is true.
People used to choose 5/7 yrs ARM before due to the rate is a lot better for
5/7 yrs ARM. 5/7 arm used to be as low as 2.25%-2.5%. But lately rate has
jumped up a lot and 5/7/10 yrs ARM didn't have BIG significant different.
ie, for same conditions today, 3.25% is 5 yrs ARM, 3.375% is 7 yrs ARM and
3.625% is 10 yrs ARM.
Assuming your loan amount is 400K/LTV75%/FICO 740+
10yrs ARM monthly mortgage will be around $80 more than the 5yrs ARM, and $
56 more than 7yrs ARM.

I would assume "NO closing fee" just for NO LOAN related closing fee.
It will take about 3.7 yrs to break it even between these two options.
Is this ARM program or FIXED? If it is 5yrs ARM, you need to choose no
cost one since you will refinance soon anyway. If this is the fixed program
, I will personally choose 3.5% with $1700 closing cost since I feel the
rate might not be able to go lower in the short term. ( BUT I WISH I AM
WRONG :)

local的华人loan officer给我quote了一下昨天的rate:
3.25% with lender fee $1,143.75
3.375% with lender fee $41.25
3.75%: no lender fee, lender also give you additional $2,872.50 toward to
other costs.
loan amount: 310k, 绿卡。我的credit score被一个collection影响,只有690左右,
最近payoff了一个车,应该能勉强上700.
