而且这几年federal regulation把HUD report的要求改得我都读不懂了~ 有些items,
现在要求必须disclosed as buyer's closing costs实际上又被credit回来了~ 比如
seller's title insurance premium,就是disclosed as part of buyer's closing

贷款,可以大大减少 801 项, 减至约$5,900(约为你现在的46%)。另外如果利息是3
.375% 30-year fixed,银行的回扣(credit)约为$7,700,这笔钱除了付801项外,还
剩大约$1,800可以用来付别的费用。
1103 项,费用看来正常,虽然列为你的费用,一般会由卖方出,除非你的买房合同上
写明由你来付。
1104 项,应该约为$800,这项是你的买房合同上写的title company收的。另外你要出
大约$1100的Title services fee,付给买房合同上写的escrow company。
1204 项,应该是卖房税(real estate excise tax),一般会由卖方出,不应该列为
你的费用。Puget Sound Areas's real estate excise tax rate为1.78%。请参考http://dor.wa.gov/content/findtaxesandrates/othertaxes/tax_realestate.aspx
1006 项,应该是房地产税(包括school tax),十月份close的应该有3个月的储备。

fees 是$3,000-$3,500。主要是你付了 801 Loan Origination Fee $1,291.31, 一般
都不付,银行去付,所以希望换来的是你的rate不错。
$4776.31 closing fees 是假设这两个不是你要付得:
1103 Owners Title Insurance to Other不是要你付的,
1204 City/County tax/stamps to Other 也不是要你付得吧?
你agent咋也不给你弄明白 - It is a red flag, careful with this agent
