1. Most short sale / REO houses are sold AS-IS and not in a very good
condition.
2. Be prepare to wait 3~ 6 months to get lender final approval.
3. Sometime lender can counter you back at a higher price or cancel the sale.
4. If there are two or more loans on that property, 2nd or 3rd lender will
ask buyer contribute $5K ~$20K CASH on top of your offer price.
5. If the short sale property is tenant occupy, it will be even worse. When
you close the sale, the tenant could be still there. You may need to spend
time and money to evict them.

行批准(2-6个月),有时拖得很长。银行希望尽量减少他们的损失,如果出价大大低
于市场价值的话,出价将被拒绝,就会浪费几个月的时间。银行也可能作出还价,这将
延长等待时间。房屋销售是as is,有的short sale的房屋状况不怎么好,你得自己出
钱修。还要注意卖方要准时搬离房子... |
