the houses are getting multiple offers!" as if the housing market
were going to explode the next minute.
The fact is that it has nothing to do with whether the market is
going up or down. It has more to do with the seller's strategy in determine
the listing price.
Even in the best time of the market, there are houses that just
can't sell. In the worse times, there are houses which are going
to get multiple offers.
As long as there are more than one buyer looking for houses,
there are competition. But it doesn't mean the house price
is going to go through the roof.
Now, if you look at places like PA/SA where you are paying a
hefty amount of money for a tiny farm structure, the repair
cost is almost negligible. The sensible buyer's strategy is
to ignore the repair cost and focus on the price.
No property contigency is almost a norm in PA. Even cash/
no loan contigency offers are not new. Remember, even in
the upper part of PA/SA, today's market is only about even
or slightly below 2007.
The exception is that the poorer part of PA, like south town
got a real boost through the depression. But now it is almost
even as the upscale part of the town. So i expect it to fall
flat.
