Once the agent prepared the offer for you, legally TA is responsible for
whole transaction, pre-qualify the buyer, make sure the buyer understand the
contract and all disclosure documents, investigate the property (maybe you
said no need you to bring me to view the house since we already viewed the
property during open house, agent still will view the property in person
before prepare the offer) guide through inspection, loan process and move
to smooth closing. Although buyer will claim they are capable to do
everything themselves, buyer's agent still have legal liability.
The reason is from seller side, they still regard you, buyer agent, are full
service agent.
