agents commissions. then you need to get a big rebate from the agent.

COVER你的INSPECTION FEE了。 BUILDER一般都会修的。
至于AGENT FEE, 一般的BUILDER都不跟你讲房价,不然下个房子不好卖,只给UPGRADE
REBATE (因为这个不是PUBLIC RECORD, 别人看不到), 这个不能超过3%。不然
LENDER 不干。所以,想要再要一些REBATE, 就只可能找个给REBATE 多的AGENT了。基
本上找个AGENT是最容易的要回2%的方法。并不一定影响你别的讨价还价。

bad advice. New developments are inspected by the city, which should
catch most of the building code problem. But like buying old houses, you
can never trust the inspectors to catch all the problems. But for new
houses, You can ask the builder to repair whatever you want anyway.
Besides, you will have several years of warranty. In the meantime, you
can ask the build to do the repair. Why do you need to waste the money
on the inspector?
Regarding the buyer agent, it is not worth the 1% fee. In most of the
cases, there is completely no need for the involvement of the agent
except for dropping his/her business card, which you can drop yourself
anyway. You may need the buyer's agent to work for 15 minutes total to
sign a few extra papers. That is all. If the agent does not give you
back 2.5%, just go for another one.
Some of the buyers' agent's only function is to give you bad advice. Be
aware.
The real estate agent's system is one big factor of the housing market
crash. It is interestingly that rarely they were exposed to any blame...
