发帖数: 487 | 1 和老公看房子看了一个月了，好不容易看上一套装修很不错的房子，下了offer被接受
了，也做了home inspectiom，没发现什么大问题。
然后seller的agent两天前email给我们一份clue report
里面记载了这房子在现有seller住的期间file claim的情况。
2014年8月份，file了一次，$8000多。seller说是dining room的外墙的copper line
break了，然后地板重新做了
2016年的6月份file了一次，$3000多。说是厨房sink漏水
然后一个月后，2016年7月份又file了一次，$15000多，说前面一次没修好，然后把厨
房的cabinet移走；打开dry wall修的。
所以过去三年内总共修了3次，花了$27000多
home inspection没有发现大问题，是不是算修得很好？
我老公说，只要他们出示professionally fix的report，外加做mold test通过，还是
可以买的
现在附近看的房子也没有看到喜欢的，所以真的很纠结。
还有，这房子以前有过termites，现在没有了。真是雪上加霜！
想问问有经验的朋友，这房子到底可买性多少？
以后5-10年后再要转手卖，假如在我们住的期间没有water leak，需要向下一任buyer
disclose以前的water damage记录吗？这房子是不是homeowner insurance会很贵？ |

买，说不定哪天又漏水。而且有这历史，你下次不好卖。你现在退出，还要求seller全
额退款。 |

下面是对方agent给我们agent的回复，关于这三次漏水。对方agent还说：不会影响我
们的insurance。但我老公昨天电话去quote，我们现在保险公司说，这房子一年保费要
$1800多。我身边朋友房子比我们贵，一年保费也就600-700。所以我觉得对方agent就
信口雌黄
There was a copper water line that ran along the back wall of the house.
The first leak caused the dining room floors to be replaced, as it was in
the dining room/exterior wall.
The second leak was under the kitchen sink, these are the 2 claims from 2016
. They tried a small fix, and it didn't work, so they had to redo the entire
pipe. This is why that cost was so expensive, it involved moving all the
kitchen cabinets away from the exterior walls, tearing out and fixing the
drywall, and putting everything back in place.
This shouldn't have any affect on the buyer's insurance rate.

昨天找了我们现有的insurance quote，他们是一年要$1800+ :-(

发帖数: 977 | 10 不知道你住哪里。美国买房子如果隐藏损失的话，追朔期至少三年的。
这个看起来是过户前告诉的，不太可能不说的，没有那么不专业的。
更担心的其实是修好了，可是没有改设计，以后问题来了会重复毛病的。看来是私加的
铜管冻裂了。
改软管成吗？
