Currently the monthly payment including everything is $1650.So the possible
renting can not make up the morgtage.
I come up with an idea to refinance 15 yr term to 30 yr term. The monthly
payment is much less. But the interest rate should be much higher.

两个区别,一个是每个月15年payment高,另一个是30年的总利息会比15年多个十几万
。由于租金是客观的不会随这两个的切换而改变,所以,如果生活压力不大,想省利息
,那么就别refinance;反之如果每个月还是想要那个正的cash flow,多付点利息也无
所谓,那么可以refinance成30-yr fixed,以后计划有变再refi回来也可以。
