27项:不确定地下室的一角是否有石棉,需要做个专门的石棉检查吗?如果您做过,大
约多少$$$?
以下哪些可以向卖家要求修理,哪些不合适向卖家要求?
Walk (1 of 2): Concrete
2. The walk has settled and/or heaved at the front, creating a tripping
hazard.
Have a qualified contractor repair or replace the walk to eliminate the trip
hazards. $300 to $600
Cladding
3. Mortar is deteriorated or missing at the right. This creates openings in
the siding.
Have a qualified contractor tuck point the mortar joints. $200 to $400
4. The window sill at the front right first floor window is deteriorated.
Repair or replace as needed. $200 to $300
Chimney: Brick
5. The chimney crown has been sealed with roofing cement. This is a
temporary repair.
Have the crown replaced to prevent further deterioration. $300 to $500
Steps
6. A handrail is missing at the exterior basement steps.
Install a handrail. $250 to $400
Roof System: Gable Roof, Main Dwelling, Main
7. The asphalt composition shingle roof covering is installed over older
wood
shingles or
shakes.
The shingles will need to be removed and new sheathing will need to be
installed when
roof is replaced.
8. The shingles are damaged at the front right lower roof. This may allow
interior leaking and
damage.
Have a qualified roofing contractor replace the damaged shingles to help
restore the roofing system $150 to $250
9. Roofing tar or caulk has been applied directly over the flashing(Chimney,
Wall and Vent
Boots). The patching material prevents a visual inspection of the flashing.
Roofing
compounds are usually applied in an attempt to patch a flashing leak. This
repair is
considered temporary and more permanent repairs should be performed. The
condition
of underlying materials could not be determined.
Have a qualified roofing contractor evaluate the integrity of the underlying
materials, $500 to $700
perform any needed repairs, and replace the flashing.

Water Control System
10. The gutter is damaged at the front upper right.
Debris is present in the gutter and downspout systems. Debris build-up will
hinder
adequate water flow. As a result, water can build-up and exit the gutter
system
prematurely, drain down the siding and collect near the foundation walls.
This condition is
conducive to moisture intrusion.
Remove the debris from the gutter system to allow for adequate roof water
drainage and $400 to $700
repair or replace the affected gutters and downspouts.
11. The basement stairwell drain is backing up or clogged allowing water
penetration at the
basement.
Have the stairwell drain cleaned or cleared for proper function. $250 to $
500
Floor Coverings
12. Several ceramic floor tiles are cracked at the kitchen floor.
Replace the ceramic floor tiles and ensure proper sub floor is installed. $
500 to $1,000
Windows
13. A number of the sash balance ropes are broken or defective at various
windows at the
dining room, rear left bedroom, front left bedroom and front right bedroom.
Have a qualified contractor repair or replace the defective windows balances
as needed $500 to $800
for proper operation.
Interior Stairs: Conventional
14. The top of the basement and the attic stairways lack a handrail. This is
a safety deficiency.
Install handrails as needed. $250 to $400
15. Balusters are missing at the interior basement stairs. This condition
creates safety hazard.
Install vertical balusters spaced no greater than 4 inches apart or replace
the existing $150 to $300
guardrail with a unit that has vertical balusters spaced no greater than 4
inches apart for
safety.
Electrical System
16. The electric feed wire to the basement sub panel is deteriorated above
the panel.
Have an electrician replace the wire as needed for safety. $400 to $600
17. Some outlets that should be GFCI protected are not(Kitchen and garage).
Modern
standards require GFCI protection for outlets that are in a garage, at the
exterior, in
bathrooms, on kitchen counter tops or within six feet of other sinks. Have a
qualified electrical contractor install GFCI protected outlets as needed. $
200 to $400
An outlet has reversed polarity at the rear of the dining room. An outlet
wired with
reversed polarity may cause the current to energize the wrong parts of tools
and
appliances creating a shock hazard. Reversed polarity can damage some
household
appliances such as microwave ovens, television sets and computers.
Have a qualified electrical contractor repair all outlets with reversed
polarity. $100 to $200
19. A receptacle is loose from the box at the left front living room.
Receptacles that are not
well secured to the box can be dangerous. Loose receptacles can cause loose
wire
connections. If the receptacle is loose in a metal box, it can cause wires
to touch the box,
creating a shock hazard.
Have a licensed electrician secure the loose receptacle to the box. $100 to
$200
20. Inoperable outlet is present at the right of the fireplace. The exact
cause of this could not
be determined at the time of the inspection.
Have a qualified electrical contractor repair or replace the outlet, or make
the necessary TBD
repairs to the circuit.
21. Ungrounded three-prong outlets are present at the dining room and
bedrooms. This is a
safety hazard.
Have a qualified electrical contractor make repairs to ensure proper
grounding or GFCI $300 to $600
protection at all outlets.

System (1 of 4): Boiler - Hydronic
22. The chimney cleanout at the heater is blocked with debris.
Clear debris as needed. Minimal Costs TBD
System (3 of 4): Radiant Heat - Electric
23. The heating system was not responding to the normal operating controls
at the kitchen.
Have a qualified HVAC contractor check the system and make any repairs or
replacement TBD
of the system as needed before closing.
Plumbing Piping
24. A leaking valve is present in the supply line at the rear basement.
Have a qualified plumbing contractor replace the leaking valve. $100 to $300
25. This home has lead waste water piping. Lead is water-soluble, and over
time the piping
becomes very thin and prone to leaks. Lead is also soft, and susceptible to
physical
damage.
Due to age of the lead waste water piping, have a qualified plumbing
contractor upgrade
to a modern piping material before leakage occurs.

Plumbing Fixtures
26. The master shower door does not close properly.
Repair as needed. $100 to $200
Asbestos
27. Materials are present that may contain asbestos at the right rear
basement. Asbestos
content can be confirmed only by laboratory analysis. No definitive analysis
of these
materials is included in this inspection report.
Have a qualified environmental contractor test the materials for the
presence of asbestos. TBD
Asbestos materials should be removed or encapsulated by a qualified
hazardous materials
contractor. Do not attempt to remove the materials yourself. Further
guidance is available
from the Environmental Protection Agency

电路没有地线的问题? 厨房的地暖不工作? gutter堵了,水返到了地下室?

Thank you. The buyer agent said he can only give suggestions, decision is
ours. We do not want to lose too much, and do not want seem too greedy:)

在我看来,23不好估计,可大可小,叫卖家修,
25,如果家有6岁以下小娃,还真得考虑一下,得看到底多少pipe含铅,这活挺贵,几
千到一万都有可能,有小娃还必需弄。
27可能含石棉这项,真要除,几千到一万都可能,但可以live with it. 别去地下室弄
它就是了。
其他项少个栏杆多点泥的事,都不大。

What about the clocked gutter? The un-grounded wire and the wire problems in

清理gutter, 半年一次,这不用要credit, wire 之类的,什么时候找师付做工,捎带
着弄,没啥。除了23.25.27之外,就厨房破地砖和paveway不平及屋顶瓦片漏雨能要点
钱。
