明天一大早要做HOME INSPECTION.
律师说合同上有一条关于CLOSING COST写的对我不利
原话这么说
closing cost. Purchaser agrees to pay the customary closing fee charged by
the title insurance company, the cost of recording the deed and / or
security interests, all mortgage loan closing cost required by Mortgage
Company.
律师说这条只讲了买方要交的CLOSING COST (所有跟贷款有关的费用），我没有异议。
但没说卖方的CLOSING COST, 比如说 title company prepare for document's fee.
我担心到最后卖家的那部分也要我出。
我们这边卖家出transfer tax, homeowner title insurance， 没异议。
明天就要做HOME INSPECTION， 我现在加，卖方不知道会怎么想。
我想知道的是， 如果这个费用大概300-500， 我就认了。
大家能给个意见吗, 有知道这个费用的大概数目吗？

当然也可以讨价还价，比如各付一半。这个要看卖家的意见了。

发帖数: 30 | 5 我只知道Wisconsin 的情况。每个洲不一样.在 WI一般的规定是买方出Lender的Title
Insurance。卖方出买方的Title insurance。如果你的Offer是标准的State 批准的
Form， 应该没问题， 哪个段落里应该有说明。Title Company 会算好所有的费用。你
的Agent 应该能够解释清楚。。注意＇customary closing fee charged by the title
insurance company＇.就是Real Estate Transaction 的约定的费用分配。除非有例
外，比如银行Foreclosure。那一般Seller 会有Addendum 提到。 |

发帖数: 30 | 6 你没必要考虑Seller 的Closing Cost，因为你不知道他们的费用是啥。你只需要知道
自己该付的费用就行。既然Offer 还没有签完字，你可以把自己的顾虑告诉你的Agent
，重新写个Offer， 把保护自己的条例加上去，重现签字。不过如果是在WI， 买方不
需要担这个心。
