1.Mortgage Contingency-- 我们需要现在就去申请贷款吗?房子半年后才交,现在就可
以申请半年后的贷款吗?
2.我们想加上两个CONTINGENCY- Satisfactory inspection and appraisal
网上做了一下研究,都提到inspection 和 appraisal, Contract提到了fianl
inspection of home,但没提退出合同的事,和不能达成协议怎么办?).我们想hire一个
PE做三次INSPECTION-- PRE-DRYWALL WALK THROUGH(这个是不是可以查FOUNDATION和
STRUCTURE?), POST-DRYWALL , FINAL ,如果查出有问题,BUILDER有不愿意改,我们可以
拿DEPOSIT退出,这个要求合不合理? Appraisal看网上提到,但不了解是什么?
3. Title Transfer Date--Builder预期6个月,但各种原因可能延期,没任何penalty,我
们delay就有penalty,我觉得完全不fair,我觉得是不是可以加上最多七个月交房,不然
也应有点penalty,我们也应该有点grace period?
4. 还有这一段关于DEPOSIT的事,前段时间时间看到一个贴子说,BUILER 出了问题钱拿
不回来,有点担心.
"You, as the purchaser of the premise, may require the recipient or builder
to deposit the initial advance made by you in an escrow account. In lieu of
such deposit, the recipient or builder may post a bond or agreement of
indemnity with you, guaranteeing the return of such deposit. Notwithstanding
the foregoing, the undersigned covenant and agree that the deposits may be
utilized by the builder free of such as escrow to be applied to the
construction of the project described herein"
我的理解是builder可以用我们的earnest money去干活,那builder出了问题,我们钱还
能拿回来吗?据agent讲要交房价的10%,就是36K,对我们来说不小一笔钱了?
还有有什么途径可查builder的财务状况?
