payment还和以前差不多，但是15年就还清了
打电话给当初申请贷款的agent（不过我们的loan被他们卖给wells fargo了）
她给我们的rate是2.875%，还有2800的closing costs（包括underwriting fee，
appraisal fee，lender’s title insurance，recording fee，document prep fee，
settlement/closing fee，fraud review fee，还有杂七八拉的小费用）
大家觉得这些费用合理吗？
我们在pa，我看PA 15年 refinance 可以做到2.5%，怎么她要2.875%呢？是因为我们贷
款少吗？

400 and credit check fee $20. And usually you get some rebate from RE-FI to
cover these expenses and your closing cost, tilte fee etc.
Of course, it does not mean "really no cost" to you. You are just paying
your cost in your new loan.
No free lunch. You get benefit on saving interest, if you re-fi is a better
deal than your current loan rate.
Sheep hair is from sheep. Everybody needs a bowl of rice, if
you don't pay, who is going to pay the lender and agent working for you?

，否则一律不考虑。

current mortgage, you will pay off in 79 months, total interest $17205.
If you refi w/ 2.875 15y for 140K and you can also pay $2000 a month, you
pay off after 77 months, total interest $13351.
If you throw in 2800 closing cost, it doesn't worth the effort. However, if
you can't pay more than 2000 a month (I doubt it since you have 70K cash), a
refi might suit you better.
The more money you can pay per month, the faster you can pay off the loan,
the less the difference is.

主要每个月还有property tax+insurance大概600
希望每个月mortgage 900-1000，这样一共1500-1600每个月，压力不大

结果快两个月了，绿卡没动静，利率一个劲的往上升
如果利率不降，就只好不refinance了 |
