要预先交吗
贷款的时候说zero closing cost都是包括哪些呀？
现在看到GFE里有：
3.appraisal fee/tax service/flood certification
4.title services and lender's title insurance
5.owner title insurance
6. required servies that you can shop for
7.government recording charges
8.tranfer taxes
9initial deposit for your escrow account
10 daily interest charges

发帖数: 1879 | 3 homeowner insurace 就是每月交的房屋保险。
escrow account 在close 的时候会让你预先交几个月的deposit。 具体的数值只能在
closing estimation doc 出来之后才能知道。 一般来说是3-6个月的房屋保险和地税
。 如果是做重贷， 在close时如果新的property tax bill已经出来了， 那么escrow
account可能会预收8-9个月的deposit， 因为escrow会帮你付掉马上due的6个月的地税
并预留2-3个月的押金。
如果你是买房的话， 以下费用应该是loan agent能帮你cover的， 如果是NO COST的话：
1. credit score checking
2. loan processing
3. appraisal
4. lender under writting fee / lender fee
5. documentation fee
6. notary fee
7. loan tie-in fee, cert fee, courier fee...
8. recording fee
因为买房时大多时候是卖方选择escrow/title company， 而且每个公司的收费会不同
， 这些费用你的loan agent是无法掌控的。 在加州， 大多地区卖家会帮你付escrow
owner title insurance。 以下是你自己要付的费用：
1. owner title insurance ( seller might cover based on your contract or area)
2. lender title insurance
3. city tax transfer
4. county tax transfer
5. property tax
6. HOA fee if any
7. home ownder insurance fee
8. interests
9. downpayment
10. escrow account deposit
如果你的贷款是refinance， 所有和loan related的费用都会被cover， 你只需要交以
下费用：
1. loan amount different ( if applicable)
2. property tax bill if due at closing
3. home insurance if need to be renewed at closing
4. interests for both lenders in the current month of closing
5. escrow account deposit if choosing impound

我到觉得purchase来说recording fee应该算是real estate的cost |

发帖数: 1879 | 5 我曾经有客人的lender title insurance 比平时的要高出$2000, 这完全取决于卖家所
选公司。 所以一定要小心。 以为不会有这样大的差距， 所以只能按承诺为客人付掉
。
如果和平时重贷的cost相差无几， 我们通常会给客人一个上限，如果可以cover
lender title insurance的话。
recording fee对于purchase来说的确大多时候是被covered by real estate agent。
如果没有， 那么loan agent会帮助付掉。

发帖数: 3523 | 6 如果可以在closing的时候把全部cost cover并反映在GFE上，那么最终A+B的和应该只
是#9和#10的和。
但有些credit无法体现在GFE上，那么是否是0 cost，需要让broker或loan officer给
书面的保证，比如email说明等。 |
