几个新手问题想请教一下

买房时有的buyer agent说也做loan
最好需要另外找loan agent吗
loan agent赚的钱从哪里来

办loan时一个人跟两个人有差吗
我跟LD SCORE都超过740
我一直有工作
LD之前有工作现在在家带小孩
而且她去年办了不少卡
不知道她这些HARDPULL对LOAN会不会有影响

家人在这里有银行帐号 我是POA
有可能汇钱来当部份的DOWN PAYMENT
这种情况有什么要特别注意的

一般什么时候房源会开始多些

现在周末慢慢开始看房了
但是还没找AGENT
该快点找个BUYER AGENT一起看房给建议吗

1.关键是看loan的计划,谁好用谁。我花了一个月找到合意的lender。
2.你是主要贷款人,以你的为主吧。
3.如果是自己的钱,定了房子之后转来得及。问贷款经纪就行了。如果gift,要在账户
等2个月。
4.问地产的专业人员。
5.如果是第一次买房子,好的经纪可以帮到很多的忙。

to work with. but you need to make decision early since new purchase usually
need to close in 30 days and you will not have too much time to shop around
if you are in contract.
2. If single income can qualify the loan, just use single borrower to void
more truoble. But Provident funding, who request the borrower name has to
match the title's name otherwise the none borrower has to sign the quit
claim.
3. POA account is OK. gift money is OK. As long as you have gift letter (
parepared by the loan agent), wiring transaction receipts, you should be
fine.
4. Usually during the Srping time, the house resources will be more. However
, this year bayarea's inventory is low.
5. If you are new in the bayarea, you should start to look for the agent and
ask them to help with your request. If you are familiar with bayarea, you
can just make homework by yourself and ask agent to help to submit the offer
once you make decision. In this case, you can get more rebate from agent.

我的agent说别人给你,我也可以给,我就相信她了,想谁赚都可以,都是中国人,结
果,锁利率时说“今天利率涨了”。最后还没有做下来。 |
