As for the closing cost, is it possible to get lender/seller rebates to
cover it? If we work with you, will you be able to provide any commission
rebate?”
她的回复“Regarding a seller concession, if your loan allows for it (which
it likely would allow for up to 3%), then you can do that. Really it is
just the buyer financing some of their closing costs.
Ie. A house on the market for $275,000; you decide to offer the seller a “
net” of $265,000 but then you add on $7,000 (rounded off…not a full 3%,
for example) for closing costs. The contract shows as $272,000 less the $7,
000 for a 265K net. Your 20% down is calculated on the $272,000.
I can explain more when we get together.
Regarding a buyer agent commission, that is paid by the seller. When an
agent lists a house, there is a total commission that the seller agrees to
pay. The buyer agent gets paid out of that total amount. 99% of the time,
the “cooperating broker fee” is 2.5% of the sales price; a check gets cut
at closing out of the proceeds payable to the cooperating broker… in this
case, Prudential.

。但是合同必须写清楚，而且房子能appraise到高的那个价钱，而且卖房子的人也得同
意。和律师谈谈，弄不好就成fraud了。劝你没closing cost的钱就先缓缓再买房。

会给rebate了。买房子完全没有必要找明星agent, especially你连房子都挑好了。
我现在住的这个房子，当年找的老美agent, 因为是out of state,飞来这里house
hunting,一个礼拜就看完决定了，而且是跟builder买的新房子，超级简单。问她buyer
agent commission有没有kick back。她说那是illegal。我们居然相信她了，就没有
再提。
后来几年后买一个小房子，找的老中agent,给了我过半的commission, close 的时候写
在hud里，完全合法，那时侯才知道第一个老美agent完全胡说。 | C********y

至于多久可以完成，你需要直接和建筑商联系。
另，如果你有地的话，可以找建筑商自己盖。

他给你解释了 seller's concessions 和buyer's agent fee 如何收
基本上是回答了你的问题
1)get lender/seller rebates ---> Seller's concessions
2)commission rebate -> seller 出fee 所以buyer 不用管
也就是没有rebate
要拿agent's rebate, 先看州里面法规可不可以,
有些州不可以拿rebate
再者, 看你们那边平均房价, 房价太低, 也没有油水可以返还,
如果三十万上下的房子, 是你们那里的水平,
妳叫buyer's agent 返还1%, 等于不过三千,
这三千, 随便在房价上面砍一下, 或是弄个seller's concessions 就出来了
如果是一百万的房子, 返个1%,
buyer's agent 还有2%以上,就是两万以上可以赚, 而不是几千块,
