发帖数: 6426 | 6 short sale最烦的一块就是银行的批准了。如果银行批准了，你们又是Cash不用贷款的
话，还是来得及的。
赶紧找inspector吧，inspection做好后，决定要的话，马上通知代理找到律师做title
search,赶一下可能还来得及。
实在不行，要求合理推迟几天也是可以的。 |

cash的话，什么其他手续都不用了吧？
我从银行approve到close应该是不到15天，中间关于选inspector还纠结了一会。

Talked to a loan agent, he said it is almost not possible. and the proble
with short sale is the condition of the house might need repair and bank
will be very slow with response.
I will talk to buyer agent to see what he can do or I will end the offer. |

银行APPROVE一个SHORT SALE要花时间。 一个是SELLER的SS的资格， 还一个是SS的成
交价格。如果价格太低，银行会拒绝。但是这个评估的过程，也要时间。 人家银行SS
也多，不是你申请了，人家就马上给你处理，还有等待的时间。就和绿卡一样， 整个
过程140+485,处理一个CASE的时间，如果顺利的话，估计实际几天就可以。但是每一步
都要等，结果最后批都要好多个月，或者几年，十多年都有。

negociate 延长close时间,银行也不回因为上10天来把所有东西推翻从新来一遍.

extension at the end of 20 days and he is not sure if the bank will agree to
extend. he does not want to do it now.
loan agent said almost impossible especially with a short sale, and
we may lose all the money we spend plus earnest money.
what a joke. |

延期有没有penalty，然后再衡量一下值不值得take risk。

approval是书面的也还算OK了，如果不是书面的东西，趁早negotiate closing date。 |
