far we only signed the application form. Do we have the obligation to stay
with the first loan broker? If not, do we have the obligation to let him

You should tell him though, because he can go ahead run your credit and lock
the rate for you. |

current broker ASAP to save his work and efforts for you.
If broker locked your rate, you can not locked with same lender in general.
