警察赶人, 经验是只要一拖欠, 赶快开始赶人程序.

because you may waste more money on lawyer, court, sheriff, etc.
Start giving tenants a "3-Day Notice to Pay or Quit" immediately when they
missed the deadline to pay rent. If they still don't pay after the 3 days,
hire a eviction lawyer to evict them, which may cost you around $1000 to
evict tenants. It is costly in both money and time, so some landlord just
pay the tenants several hundred dollars as a incentive to let them go.

similar docs. you don't need a lawyer for most cases.
the process is like
sue for unlawful detainer-->court judgement ---> sheriff notice for eviction
---> throw them out of the house under sheriff's supervision. most them will
pay or move before landlords bring amigos to throw them on the street.
