利息。如果你6/1号Close,Close的时候Prepay一下6月的利息,然后下一个Payment是8月
一号。区别只是提前付6月的Payment而已。

calculator is $150K. If I close on June 1, it is still $150K, it is not $
150K + $1500 ? Thanks !

regular payment. You basically take a 30 days interest only loan + 15-yr
mortgage。
其实应该觉得自己赚了,interest only loan的利息要远大于15年定期,因为没有
prepay penalty,你总是可以多交钱把这个loan变成180 payment。

one month early, then they will be mathematically close.

interest for one day, so you start your 15 year on 6/1 and pay your first
payment on 7/1. |
