看上了一个2BEDROOM 的CONDO,数据如下:
月租:$1750 per month
MLS LIST PRICE:$349,000
Association Fee: $160
Annual Property Tax: $4300
一下数据不知道,或跟市场起伏:
property appreciation/depreciation rate
如果买的最终成交价格
年维修/装修COST
要住多久
现在我自己敲了下数据:
可以全部现金购买,或月供, downplay 从0%到100%都可以接受。,那么假设年利率4。75%,
0%DOWN的话,月供$1381
+Association Fee: $160
+Annual Property Tax: $359 ($4300/12)
=$1900>租金$1750
那么这个没考虑INTEREST TAX DEDUCTION。我不工作,所以不太考虑那个deduction. 我们这
里一般价格是400
刀一尺,2/3千尺的豪斯动则百万,不在预算内,所以不会考虑

Calculate cost again after count about 30% saving on INTEREST TAX DEDUCTION.
But I think generally house has better value than condo.

you also have to take into account the 20% down payment you need to make and
its investment return you must forfeit. In addition, closing cost is a few
$K, and insurance will be another expense when you buy. Finally, property
tax is expected to go up considerably even though property value may not.
After you include all these consideration, you can compare the two options.
Historically, on average owning costs 30% higher than renting but that ratio
varies for different markets.

if you can make more use of that $349k and make more than 5% of profit,
renting will be better.
