those in the south of metro is smaller by low 500 sqft and cheaper by
200k in terms of list and sold price.
7 sold comparable houses in the same neighborhood(the same lot size and
almost the same size of living area) is 590~630k,DOMP is around 7~30
days
590k is the most recent sold,a few days ago which is a bit larger than

Reason is simple. It is smaller than recent sell ( 590k), and usually less
than 10% discount is still a reasonable offer.
It is very hard to say how much you can get because every house is different
, and every seller is different. If you are lucky, I means 1) NO other offer
2) seller want to sell it quickly, you may get the house with good price.
But who the the result?
