have extra cash/income, or you plan to sell it)? if yes, 5 year ARM. if not,
then if you are able to afford higher monthly pay, you may consider 15 year
fixed. if you are tight on monthly income/spending, use 30 year fixed. |

to LV211: 5/1 means after 5 years, rate is adjusted every 1 year. 5/5 means
after 5 years, rate is adjusted every 5 year. i.e., rate is same within year
6-10.
