子，所以来求建议。其实自己从内心讲有点惧怕short sale的房子，因为银行审批需要
很长时间，中间不确定因素很多，觉得很危险。所以有些问题听听大家的意见。
1。银行审批大约需要多长时间？
2。如果我们现在给一个offer,我们如果在还没有得到银行消息之前，又看上了别的房
子想给offer,我们是不是可以把第一个offer撤回？还是我们只能等银行消息不可以再
给其他offer了？
3。据说这个房子的asking price和他们欠银行的钱差不多，而我们也不可能给接近
asking price的offer，那大约给多少钱的offer比较合适？从网上看到说低于loan10%-
20%的offer都差不多能接受，是不是这么回事？
4。seller在接受我们offer给银行approval的过程中，是不是也可以接受别的offer？
如果这个offer高于我们的，我们是不是可以重新给个新offer？还是就这个offer不能
变了呢？

经被批准的ss的房子。我们的offer价钱就是银行的报价，就这，也等到了现在。这里面的头
头道道太多了。眼看着要签合同了，又发现listing agent帮seller订了一个negotiator来和
银行打交道，号称因此减小seller被forclosure的可能性。但是雇佣这个negotiator的费用居
然要我们出！！不公平吧？可是都花费了巨大的人力物力精神和情绪了。按照LD同事的说法，
不买下来都对不住自己。可是买吧，凭什么listing agent雇佣人的费用要我出？那人又没有
为我办事儿！现如今，花着normal sale的价钱，ss的时间享受着reo的委屈继续为这个破屋子
忙碌着。真想不明白为啥这么折磨我自己！
另外简单回复你的问题。银行的审批时间完全由银行的心情来定，没有人知道会有多长
时间。直到银行给你们手写笔在的approval以前这个offer就当是白投了。不停止的看各类房
子，啥时候有更加成熟的啥时候撤出原来所有的ss就ok；ss的listing price就是一个joke，

2. 我看见不错的SHORT SALE就马上投OFFER，一般SELLER对我有兴趣，我就看看房子，

3.OFFER跟他的LOAN没任何关系。一般都给FULL PRICE吧

We were using the dual agent, even the agent recommended us to sue her for
the $ I spent.
There were few Chinese real estate agents mentioned that they won't deal
with short sale houses since there were too many cases involving legal
issues.

, enforce such policies.
It's not just the lower prices reduce the commission, instead, it's the high
failure rate. Agents also need to make a living, if the deals break, they
got nothing. To make it worse, when there is a lawsuit, they are involved!

comes in and ask to match. What a BS.

我看的range， regular sale 和 REO 都抢疯了，动不动就是10几 20个offer， 还几
个all cash offer， 就这个short sale出来两天8个offer， 房子没看就给offer了...
