you mixing in 2 different topics here.
1. for budgeting, each year you need to budget 10% vacancy (or 1 month), and
insurance, and repairs. for repairs, you need to budget $150 each month
per unit if less than 10 units.
2. for tax purpose, principal payment can not be deducted, only interest can
; and remember rental is all cash business, so only real repair costs can be
